Have now approached the services of a 'fire risk assessment' company to further assist my case......OMG My wallet has a large hole in it......money flying out like you would not believe....... I have 2 councillors working with me to also assist. If this meeting is no go or I dont get anywhere, my MP will be my last resort.. OMG..hate to think it would get to that stage........ Things like fruit trees along the fenceline, colourbond roof and because the house is so long (27mtrs) need to move the house more off the fenceline)........also require council to agree to create a fire breakline at the back of the fence and finally, we need steel shutters. Yes, it will cost us an addidtional $40K but in the end, the house will be pretty much fire safe compared to all the other houses who did not require this to be done. We are weighing up our options whether to proceed. Need a few weeks to lookat finances etc........at least we know how to move forward although at a price !!! It has a house that has not been modified since the 1950's and we would prefer to build new rather than renovate but are concerned that we will have to: 1. jump through hoops to comply 2. spend a lot more on the build than on another property without a WMO 3. end up with a compromised build The property backs onto the Sweetwater Creek reserve in Frankston Sth. Has anyone else in this area wanted build new or renovate/extend and worked with the Frankston City Council & CFA? What were their experiences? Has anyone been happy with the outcome? Or should we just stay away from the property? Re: WildFire Management Overlay - Possible Class Action 26Jun 10, 2012 4:36 pm I know this thread is very old, however just today we have found our block (that we purchased with existing plans and an old BAL assessment rated at 19) is now rated at a BAL of 40!!! But the interesting part is that our house has a setback of < 10m, the old plans were set back at 27m! (the trees of concern are at the rear of the house)... the old plans had wooden doors and timber decking - our house already has no wood for this purpose! Turns out that between the time we signed the sale contracts for the land, and the time of settlement, council added a bushfire overlay on our land and we had no idea! If we had known, we wouldn't have purchased the block!! Now we are worried about the extra cost we will be hit for, and the time it will take to adjust everything again... Marclau, looks to me by your signature that you did end up building (finally) - did you have any luck with council, and any advice to give?? We were trying to rush our plans through by June 30 in order to get the first home buyers grant, but with this last minute dilemma I am concerned those dreams will be ruined! ARRRGHH. Blog: http://matt-and-jo.blogspot.com.au/ Purchased Block: August 2011, Block Settled: Dec, 2011 Contract Signed: 28/6/12, Site Works Started: 9/11/12 Re: WildFire Management Overlay - Possible Class Action 27Jan 28, 2014 8:00 pm Im about to put in a planning application, using AS3959 – 2009 & online calculator, we are in a BAL 40 zone. when we purchased the block in 2003 section 32 classed block as rural living zone and busy fire planning overlay..all was needed 10 mts cleared around dwelling..today its impossible to build less than $2000 per sq metre. Thank you so much everyone. This all makes a lot of sense. I guess when you talk to a builder who butters up everything to look very polished, you get to start believing… 7 17588 I am not sure whether Perth has its own way of doing things in regards to this. Most of Perth has class A (sandy soil), except for some areas near rivers or hills. 2 13091 I don’t think so as the floor area over 300 square meters then it is class 3…. 12 17935 |
