Browse Forums General Discussion 1 May 27, 2010 12:19 pm Hi all, New here .. wanted to ask a few Q's. Hopefully this is the right section. I'm looking to demolish an interior wall in my house (about 3m high x 5m long) and put up a new one (about 2.8m high and 4m long). Basically the job involves: Removing the wall, and removing debris. (inc cutting gas + power into the wall) Reinforcing the roof. (adding a beam) Building a new wall. (standard internal wall - not load bearing) Making good damaged walls + plastering/rendering the new wall. Adding to and fixing the existing ceiling. The quote I was given for this was nearly $14,000. Is it just me, or does this sound a little on the expensive side? I asked the company for a second quote to just remove the wall and nothing else (no fixing the ceiling or walls), and was told it would be approx $4000 - whilst another quote was around $2500 to take down the wall. Call me crazy, but putting up another wall and fixing the ceiling and walls should/would not cost $10,000+. Am I right or am I dreaming? I asked where the majority of the cost was coming from, and the response I got was "I don't know". .. this was from the person that wrote up the quote. Can anyone with experience shed some light on what should be a decent price for this kind of work? Only been able to get a couple of quotes because I'm having trouble finding the right kind of business to do the work.. Any info would be great.. Re: Demolishing an internal wall - expensive? (Perth) 2May 27, 2010 4:48 pm hmm.. We did consider this option before..and was told that it would costs around $7-10K. So $14K seems abit steep to me. Mind you though, it was just "ball park" figure from a place that specialises in renovations so I wouldn't call it for certain... and I guess it also depends on the size of the wall.. ours isnt very big prob smaller than yours. (Perth) 5May 27, 2010 9:25 pm We knocked down 2 internal walls last year in our house. One was load bearing the other not. We had to put up 2 big steel beams in the roof. The walls were approx 6m long. We did not replace with walls as we were going for open plan living. It cost us about $7k. This included the 2 beams knocking walls down ( one was a double brick internal feature wall, Nice I know) which took a fair bit of work. Replastering ceiling and walls. new cornice. Removal and clean up of debris. The only thing it didn't include was patching timber floors where walls were. It took 3 guys 3 days. Hope it helps....... Hope this helps. It sounds like you are having a 1000mm opening in the wall, but why doesn't the wall extend to the ceiling. As a carpenter I can tell you that it is impossible to give you a price over the internet. There are just to many variables. I initially would have thought around the $10k mark but I would also want to add some contingency money to this just in case. Renovations are far more costly than new construction. EDIT: just re read your post, I think the original quote probably isn't to far off (maybe still a little on the high side). Considering you have the get a sparky and plumber. Once again without seeing it it's hard to say but it's close. The original wall goes all the way to the top of a long sloping roofline, and the new one is a little further down the slope and is going to include a doorway. The wall is not exactly load bearing - the roof is built on vertical struts that go down to the slab. One of these struts is going to be cut because the wall is built around it, so it does need a beam to go across the span. To be honest, I can deal with the (up to) $4k to rip down the wall, but not the extra $10k to put up another and clean the place up. I was hoping for the complete job to come in around the 7 - 8k mark, so $14k is literally twice as much as I had budgeted for. I do work in a trade-related job and when I've mentioned $14,000 as a price tag, all of my workmates gasped in horror. I wish I was in Geelong to use ondaysoon's guys.
