The prices and sizes of blocks of land is surely just a supply and demand issue? There are clearly plenty of people out there buying small blocks - and it's purely competition that drives the prices up. Nothing more. We all make our choices. Can't blame anyone else for 'em! Unfortunately there people struggling to buy at the bottom end. To make property cheaper and more excessible you can only make them cheaper. I have spoken to developers I now personaly and the idea is to maximise profits. Two small blocks makes more proffit than one large one. Shires and councils are happy with increased numbers of households as the rateable numbers go up. Builders are happy cause they get more homes to build near by. Choice yes I agree, mixed density I agree with,... 350 sq mtr blocks I don't agree with in the country(regional) it leaves no room for future developement. Where I live, which is an hour and 15 minutes from Sydney, I would be lucky to get a few acres under 400k. So now I will be living 2.5 hours out of Sydney and got 3 acres for less than 150k. Which isn't really a problem, as I am not a huge fan of Sydney. Where I live has NO traffic lights and where I am moving to has none either. Its 368sqm which isn't massive but not small either - its about 20km from Perth CBD and that cost me $180k. For me in my budget (allowing for rates to rise to 11%), my point in life (me, small dog and gf semi regularly) its suits me perfectly. It may not be for everyone and if I kids it would probably be a different story, but right now its perfect for me. I'm on the property ladder (comfortably) and I'd rather be on it than renting. Its much easier to get bigger and better than starting from scratch. Although thinking about it, a wife bringing in a 2nd income would be handy....... Re: Article - The Age - house sizes 33May 23, 2010 10:23 pm Our place is 105 square metres (11 squares converted, I think). 3 br 2bath and generally we find it fine for 2 adults and 3 kids. We are looking at adding some space, as we also have in laws staying for extended periods. We will be adding about 60 square metres which will take the house to 165 square meters or 17 squares. We think that will be huge - 5 bedrooms, 3 bathrooms, 3 living areas (and not small areas/bedrooms). 40 squares is more than double that. Seriously OTT......... It is two stories and downstairs she has kitchen/laundry/living/library and her suite-her bedroom alone would be as big as some units! Upstairs she has this massive open area (which she calls the media area..) with a bedroom in one corner-which has it's own ensuite. Problem is, if you ever needed to sell it and therefore add more bedrooms upstairs, the bathroom is only accessible through that bedroom-and window positioning will make it very difficult to adapt the area.
