We wanted a timber floor instead of regular tiled floor, splash back for the kitchen and down lights for living room. If it was me I would get the builder to provide quotes for the upgrades you require and then obtain your own quotes from private contractors and compare the two. You would need to factor also the ease with which you can put in the items- glass splashback and downlights shouldn’t be an issue but floating floorboards on tiled flooring might be. Perhaps see if the builder would give you a credit if take out the floor tiles from the price of the contract?
