- pre-finished corrugated metal sheets (e.g. colorbond roofing) OR - low profile concrete or slate tiles with a non-glazed finish We chose Boral's terracotta roof tiles and now we're wondering whether this would be approved. As much as possible, we prefer to have terracotta over concrete roof tiles, but if that is not allowed, we don't have a choice but to go back to concrete roof tiles. Sounds like the design guidelines are more to do with the finish (non-glazed) rather than the material. From the street terracotta and concrete look pretty much the same. However, I feel that the terracotta will last longer. Sounds like if you don't go for a glossy look then things should be OK. Also, they are design "guidelines" not "requirements", so looks like you've got some room to move. We got to compare the quality of terracotta and concrete and we really fell in love with it. A few thousands now would save us a lot in the future. I just really hope they would allow terracotta roof tiles. Re: Roof requirements 5Oct 03, 2007 11:20 pm They would know it because we have to submit (thru the builder), together with the plans, the colour schedule (with the colour/type of bricks, roof tiles, gutter, fascia, etc), landscape plans and driveway colour/style.
And because we don't want to delay further our commencement date (as we already asked for extension 2x), we'd like to make sure that before everything is submitted to them, we've already sorted out these types of stuff. ----------------------------------------------------------------------------------------- Built the Nevada 42 Next project - landscaping! All plans for designs & colours go through the developer AVJ as well.
Is it the glazed variety or the unglazed pure terracotta colour? I cannot see how the developer would turn it down. If it was the coloured glazed look, then they really can't complain as it looks even better than the concrete tiles and they will continue to look great for many many years after your neighbours concrete tiles have faded. We are only allowed to have unglazed, slim-line & mid to dark grey concrete, corrugated or slate roof tiles. My understanding is, the colour on Terracotta tiles last forever compared to the others. But you might also need "Sarking" and "Anti Ponding Board". Michelle, we don't leave "under a flight path of planes?"... good thing! We just love the look and quality of the terracotta roof tiles and the colour for life warranty with it. Thanks for sharing that info, Ahuang. Like your blog... very informative! Unfortunately, we had no choice but to for concrete roof tiles. The chunky-looking French profile of Boral is not slim looking, thus, won't get approved. If we go for the other profiles, there's no dark-grey colour. There's grey for the shingle terracotta, but very expensive! Around $7,000+! The builder doesn't use Bristile's terracotta. We really wanted it, but no choice. We went around our area and no one ever used terracotta too. As we have no choice anymore, can't go for the more expensive terracotta shingle, nor the chunky-looking French profile, so we went for Boral's Striata Charcoal Grey Colour Through roof tiles. Im sure you will be happy with the tile you have now selected it will look great! We chose a mid - dark grey tile boral linea charcoal grey and I am happy with the results. Here is a picture of what they look like up yours is a similar colour but has the striping effect through. Was the colour a design requirement by your developer?
