Browse Forums General Discussion 1 May 16, 2010 3:15 pm Hi guys, My partner and I are having a dispute over which is better to renovate This is on an investment house that I have and will be looking at selling before the years end. It has a corrogated roof which is in good nic but the paint is peeling off the gutters and roof. I therefore think that it would be best to get that repainted as its the first thing a prospective buyer will notice. Cost is about $2.5K. HOWEVER.... My partner thinks I should spend the same amount of money on refurbing the kitchen. Her way of thinking ( and I kinda have to agree) is that a woman/man wants to see nice clean cooking areas where they will feel good about preparing food. Just looking at replacing tops and doors + sink. I must admit the kitchen isn't that flash as it doesn't even have a stainless bowl sink (ceramic). but my way of thinking way that this home will probably be for a first home buyer or possibly a investor. If Its a FHB then I figured they might like to reno the kitchen themselves with their choice of colours. The house will be in the under $200K bracket, so I'm very wary about spending too much of the equity as I won't get it back for the location of the house (Cambooya). I have also decided to refit a new shower for the bathroom ( definitely needed ) and replace the rusty water tank. Don't really want to spend over $10K as the money will be needed to pay down the next morgage so I can start a family Thanks for the help........now its a battle of who's right and who's wrong! Re: Roof or Bathroom? 2Jun 02, 2010 6:33 pm We have done up and sold lots of houses. I would sweep off any loose paint and do the kitchen or bathroom. They will sell the place. As long as the roof looks sound most people will see it a job that can be done in the future. Cheers, Dennis Re: Roof or Bathroom? 3Jun 03, 2010 10:31 am Just keep them tidy, and pleasant. don't over capitalise it. Re: Roof or Bathroom? 4Jun 03, 2010 11:29 am should the title of your thread say roof or kitchen? i'd do the kitchen. yes, the roof will be the first thing ppl see but won't necessarily put ppl off buying it, but a nice kitchen could easily be the clincher n a sale.
