Browse Forums General Discussion 1 May 08, 2010 8:35 pm Dear folks, From the date I signed the contract with UrbanEdge on end of September 2009, my handover date is pretty much before end of the month (May 2010). Everything went smoonthly from the Slab stage (Dec 2009) --> Frame Stage (Jan 2010) --> .... COMPLETED (May 2010) I am currently renting, so I've given my landlord 28 days notice to move out at around 26th May. Just wondering if you guys have compiled any kind of checklist when moving homes which you could share with me. I have created a similar list, but I am sure I might have missed something so it's great if I could share your experience and ideas. The major things in my task list are: 1. Shop for a Home & Building Insurance Company (currently looking at AAMI, GIO, CommInsure & RACV) 2. Get Telstra phone line ready and migrate ADSL2+ line 3. Cut all utilities at current rental property before moving out (electricity / gas / water / phone / internet) 4. Establish all utilities at new properties (electricity / gas / water / phone / internet), the builders are using Origin at Kurunjang but I am currently using TruEnergy, not sure if it's worth to move over there first and transfer to TruEnergy later, or I should just call Origin to cut and transfer the Gas/Electricity now? 5. Organise a thorough cleaning (Pet Control / Steam Cleaning at the new property) once & for all. Not sure if this is necessary? 6. DIY Windows Furnishings 7. Re-direct Mails from Australian Post 8. Call somebody for doing Fencing & Driveway 9. DIY Letter Box If you have a detailed list either for moving out, or maybe a handy checklist during handover, that'll be wonderful. I definitely missed that in my list My colleagues introduced an insurance broker who is helping me to find an insurance policy which covers accidental damage in the house as well as contents got stolen in car or get damaged outside the property, but it will most likely costs me around $1200 compared to GIO/AAMI at around $700. Not sure if it worths it or not ~ The house costs me $260K to build, but those online quotation always comes back double that amount (~$600K to insure the building). We ended up insuring for $300k, we feel that should cover a rebuild, and any site cleaning costs. Our bank recommended $250k. We also got contents of $30,000 (will up this later but atm the moment we don't have much). Ours annually came up at about $570. This was a lot cheaper than others we looked at, and they cover accidental damage. Oh yeah, and the excess is $400. My house costs $260K all up to build (with NO fencing / driveway / Windows furnishings / letter box, etc). - AAMI offers unlimited cover on building / 60K contents ~ $900 - GIO $320K (with 25% safety net if anything unexpected) + 60K contents + accdiental damege ~ $777 I just realised that Windows Furnishings & Carpet are all under "CONTENTS"! We just rang up about ours and they said there could be a 4-6 week wait, if there are emergencies that pop up etc. We are hoping it isnt going to take that long because we were hoping for 22nd of May handover! Hope you are going well. Wow how do you manage to have hand over on Saturday? My Builder only install the appliances on Tuesday, Thursday and Friday; and thus the settlement/handover date won't happen in the weekends Still trying to make up my mind for the home & contents insurance, looking closely between AAMI, Calliden, CommInsure, GIO & RACV. Besides AAMI offers unlimited insurance on building, to evaluate the figure for covering the homes is quite a pain as I try to avoid under-insure or over-insure the house. Always been happy with the car insurance and their price was very competitive, as well as having the unlimited cover for rebuild. Got a shock when the renewal arrived this year. It had gone up nearly $30 a month! I redid the online quote and it came in with the cheaper price. So I rang and queried it. The online quote and subsequent payment is for the first year only; it will go up to normal amount the following year. I pointed out that it was ridiculous as I could simply cancel my current policy and then go online and get a new one and save the extra! The operator agreed but clearly there wasn't much she could do about that. She did, however, go through all the information and lessen the bill a little with any discounts she could give me, but it is still at least $15 per month over last year. I stayed with them, because of the unlimited cover and because when you ring, you get a REAL PERSON from the start of the call! Not sure if that helps or hinders Just check the conditions. We are with a small builder so we will try and get the valuation done during the week, get the bank cheque and have handover whenever its ready! We cant get a lot of time off work so im sure he wont care if its a Saturday morning! We were with Suncorp with our last house and unfortunately had to make a claim and they were great, very easy to deal with. We got a quote this time around for around $1200 for the year, house up to $500k and contents of around $70k, but I will need to check if our carpet is classed as contents because that might change. Are they only a Qld company? If I am too busy to organise a steam clean, will the real estate agent simply call their steam clean guys to clean up the house and deduct that from the bond?
