Browse Forums General Discussion 1 May 08, 2010 3:27 pm Hi, I'm in the process to purchase a block of land and still waiting on actual LOT plan and sewrage diagram, don't know why I'm waiting this long, may be developer doesn't know where this will be. Anyway, I went by the block today and at the back of it ( in the middle of backyard and close to the fence-homes behind it have been built around a year ago), there is what looks like a metal drain, cemented hole, around 1m x .7m nad possibly 1-1.5 m deep. Being new to all this, I'm not sure what effect this would have on this block. Is this stormwater drain? Should I run as contracts not exchanged as yet? We've got 2 on our block, they didn't put us off at all - in fact we were the second lot sold in our subdivision and there were plenty of similar priced blocks that didn't have any drains. I quite like the fact that we have them there - we'd be very unlucky if the backyard flooded since we have all of that drainage. Re: Drain or something else at the back of the block 3May 08, 2010 4:17 pm It does sound like stormwater. Whether it's a problem or not depends on exactly where it is and what you want to build. If you're not going to be building anywhere near it, then it probably won't affect you. If your house goes close, you might have aditional site costs. Also, there's sure to be an easement, and you won't be able to build anything permanent within that - in theory.... you may be able to get a permit for some things (shed, pergola, etc) but have to accept that in the event of access to whatever's in the easement being required by the relevant authority, your building/pergola or whatever may have to be torn down. Unlikely, but possible... If you have lots of room on the block, you can plan around it and it shouldn't be a drama. Luckily drain is very close to the fence so should be around 5m from the house and hopefully won't pose a problem.
