I have heard of a few horror stories in regards to people purchasing land and then to find out there is a huge amount of rock that needs to be dug out. I am hoping a few of you can share some of your stories with a few worst-case scenarios to prepare us for I was told about a story a few days ago (Hmm Not sure whether to believe it or not ) about a couple who purchased a block of land to be then told that it was going to cost a further $40k to have the rock removed. We have a friend doing owner build in Epping, they hit rocks during excavation, and their site cost went up at least $30K extra. They run out of money and have to delay the construction for about 1 year...
There are lots of possible site issues, one of them I heard is about water. A vacant land was sold in Epping, application was knocked back by council because of some special condition about the land not absorbing water or something and council want them to build some sort of special water detention system... If they hit rock, is it a floater that needs to be removed, or is it bedrock that you want to sit your footings on? You can't tell until you excavate, hence you can't predict the cost. Re: Coming across rock? 6Sep 27, 2007 9:35 pm As a backhoe business onwer told me once.
