Ok so heres the deal i am married with 2 wonderful sons (6 and 4 years) and both hubby and i work he dose 38 hours and i do 24 a week. the thing is we got our home 6 years ago and slowly its falling apart. We started to do renos when my first son was born but now they are older their is just no room in this house for all of us and its driving me nuts we have talked about adding a room on the back but lets just face it we would need to do alot of work (eg all the walls have nothing in them and the tin is so rusted it would all need to be replaced, the walls inside you touch them and the whole wall moves, the elcetricity just blows all the time due to overload cause you can have a toaster and a kettle going at the same time oh and the gas pips all need to be replace. and the list gose on and on) even with renos it dose not help when the lounge has all the bedrooms coming off them and when hubbys on night shift and is getting home in the middle of the night hes to scared hes going to wake us all ip. Now our land is a good sized block at the end of our street their is some land for sale which is 10meters shorter then ours and they want $240 for that their is a older home down the rd to thats for sale that is a 2 bedroom home and they want $370 for that the same year as ours is but a 2 bedroom not a 3 like ours. Our home is over 100 years old. if we sold due to the state of the house we would only be looking at about $260 if that but our land was valued at about $250. We did only buy the house for $100k and now due to other stuff we owe $150 on our loan. Now taking all of that into mind. would you think its better to sell the house at almost the land value and hope someone buys it that could afford to rebuild or fix it up cause even though we live in it ok the bathroom has half a cealing missing, the gas needs fixing asap cause it leaks and its why we don't use it, the back yard needs to be fixed up by getting a bob cat in etc etc. So you would need extra moeny to fix it up if you go it right away. or would it be better to re-build our selfs. taking into mind that we only have a small amount of a loan already and can afford to take out a extra $150k. the house we have picked out is $98k and then still need to work out all the extra costs etc. going back 2 years ago the house down the rd which was newly build with no back yard and no room went for $430k. So even if we build and spend $300 we still are making our money on the house in the long run. I think alot of them are just to run down or not alot of space like the others. its funny when you try and go to the hardwear shop to get a special light for your house and they look at you and say "whats that" lol like these lights in these house are well 2 of them would of been the same ones when the house was built or at least be over 70 years old lol Re: New person here needing some help. 4Apr 27, 2010 5:49 pm So you don’t have heritage listings over there? Enough to want to knock down the exciting and rebuild? If so, then there’s your answer. If you’re not happy where you are, I would try and sell it at as it is. You’re still making money on the land. Also be very careful when it comes to building if you have a tight budget, as footings can be very expensive and would not have been included with that house quote. Might be worth getting a soil test done so you can get an estimate at least. Have a good look on these forums about additional costs when building, there are lots of additional expenses you would not even think about. (we are paying close to $20k for retaining walls and $7k for a stormwater pump system, footings $18k... it all adds up!) Do a lot of research about your builder before signing - take a look at the "building in SA" thread, thats probably a good place to start. I guess if i was you and loved the area i would seriously consider doing a rebuild. Another cost to consider though is where would you live while rebuilding? If you had to rent somewhere then theres another $10K or thereabouts that you would have to spend. Good luck and i hope to see you in the SA thread! Old homes can be very expensive to renovate and you can get things like matching light fittings etc but these are specialty items for these old homes and you cant just walk in to a hardware for these things. There is a lot of work and money to be spent on your home and if you dont have that sort of money, you may as well sell it to someone who does or sell it for the land value and start again.
