Browse Forums General Discussion 1 Apr 22, 2010 10:16 am Hi In my land contract, there is a land report letter from developer that they will compact and fill the lots up to certain level. My lot is 900 to 1200mm. Does it mean I will pay more for site cost eventually (even I've given fixed site cost from the builder up to class M slab)? Is there a chance the slab will be downgraded to H or P and piers required to support the slab? Thanks all Re: Land report compaction and filling 2Apr 22, 2010 11:49 am mqtutor Is there a chance the slab will be UPGRADED to H or P and piers required to support the slab? M class is fairly standard for most builders, however with that much fill there is a good chance that you will require piering. I was in a similar situation, the plan stipulated that I would have upto 500mm of fill, and my builder allowed for it in the quote. Now that soil tests are done, it been classed as M class, so the additional works will not be required. It may well depend on the quality of the fill that they use as well. Some people don't have time to do the job right the first time, but seem to have plenty of time to fix their mistakes. Is filling the same as falling?? My builder allows up to 300mm of fall. How much your builder charge for 500mm? I might pay double and how much for piers? Is the land worth to buy? I might cancel my contract before it's too late. Re: Land report compaction and filling 4Apr 23, 2010 11:30 am Fall is completely different. The fall relates to the slope of the block, most builders allow for 300mm of fall accross the building envelope. The builder will do a cut ,and possibly fill to create a level pad for the slab (assuming you are planing a slab floor). My fall is under the allowance, which means that it will be covered in the base price of the house. I was quoted approx $5k for a H class slab, and another $9k for further site costs. Its something that you will have to weigh up, or even see if the builder will offer you fixed price site costs. The pipes have obviously been altered and there would be a reason for this.… 3 31266 That was always going to be a challenge and a test of patience. Full marks to your mate.
