Talked with a few sales around, the site cost they given are from 10k to 25k. It could be more if the soil test result is worse than M class. Hope someone here has started building and knew the approximate site cost? Site costs do tend to be a bit exxy there due to the slopes on most blocks. It's a really lovely estate though; would have been my pick if it wasn't so pricey. Depending on which stage you are in would dictate the site costs, as there are some level blocks that back onto the existing housing. One thing that I have noticed is that they have not done much rock breaking work since they moved into the stages furthest from Plenty Rd. There is a lot of fill by the look of it in the new stages, with lots of raised block and stone retaining walls going in. Some people don't have time to do the job right the first time, but seem to have plenty of time to fix their mistakes. Our site costs started at about $15k but dropped to $10k later. However, we did then spend another $30k on retaining walls and other fun things. The soil in our stage was actually pretty good, it was just the fact that we had a 2m slope from front to back that made things interesting. My biggest advice is to make sure you know *exactly* what sort of slop you have and plan your build around that at the start. We had to retro-fit a bunch of walls to our lot, which was way more expensive than it should've been. The land has nearly 3m fall from back to the front. And it has a batter at the front end, then evenly level up to the back. We are planning to build a double storey, because a couple sales told us that we can save a lot of site cost if we build a 35 squares double than a single. As Djelibeybi said, we will have enough room to build around. by the way, how much have you been charged with the council fees in bundoora? We are building with Clarendon, the council fee is nearly 7k. Some friends told me they have only paid 4k for it. I wrote a email to my sales about what are include in this council fee , but after signing the tender, she's just not so interested in reply my questions. P.S. My consultant just called me today about signing the contract early june, and she told me because our land settles in late June, so they can not do the soil test til then. Its gonna be interesting to see how much they will charge site cost. I purchased a block in Uni Hill stage 9B and the land only settled in July. I also anxiously waiting my final site costs. I have just under 1m of fall i believe, but the builder we have decided to go with are notorious for making money off their site costs. I am really excited about the development going on at Uni Hill. Working through the paperwork with Burbank at the moment to build our beautiful Stoneleigh with them. Can't wait to get started, lots of action in our stage now! Our block has 2m and 1cm of fall - we have managed to fix our site costs with Burbank (including rock), so we're happy that there won't be any nasty surprises under the surface! Has anyone heard anything about progress with the entertainment precinct in the town centre - cinema etc? Wonder when that will be happening? It looks like they are building a Quest there at the moment too. I might ask MAB what they have planned soon if nothing appears on the Uni hill website.
