Helyn; I actually did do a search on "eaves" and found nothing recent on the topic so thought I'd start my own thread just for the fun of it For those of you who are interested my house (when it's built) will indeed have eaves; I paid about an extra $2,000 to get them through one of the big builders. So I think the tally so far is around 15 "yes to eaves"-ers, nathanbudde having a bet each way, fairyblue going completely off the topic (but I do love a good Lego segue way), and sleven saying yes to eaves but actually having a house without them (I think). Interesting that noone has said a definite yes to eaves.... Not in my current house (I didn't build it) but will most certainly be getting them if I extend my house. I really think that energy efficiency should be the driving force in decisions of this type. Surely building a house that's comfortable year round and cheaper to run is more important than squeazing an extra few sqaure metres of space into a house (especially given the size of most new builds). Unles you're building a Tuscan villa (with stone walls and shutters), I can't see why you wouldn't need them in most parts of Australia. I really think builders should be required to include them in standard designs in my view, along with double glazing. This will increase costs, but the reduction in house size should offset it (and also contribute to energy savings long-term). Re: Eaves- to have or not to have? 24Apr 14, 2010 3:37 pm Mate. I just assumed eaves were a given. The builder who built the house we're living in provided them as a standard. We had them chopped off our first investment joint so we could maximise the use of the narrow lot width giving us almost 1m if you take the 450mm eaves off both sides (noted that we were disgusted with the time it took that builder - 18 months from when we signed the contract - to finish the house, but that's a discussion for another forum). The current builder we're chatting with about a future investment includes 600mm eaves as a standard. He reckoned you'd only leave them off for a garage in a build to boundary type scenario. Eaves are a must and ventilated eaves are even better. Allows the roof cavity a little bit of breathing space. Re: Eaves- to have or not to have? 26Apr 15, 2010 8:41 am Yes to eaves! Which is ok, it'll make it look like a normal house. I had an issue about a month ago where my SC wanted to delete the eaves on one side of the house (the eaves are at the front, and goes around the side for about 2 meters and stops). I told her it'll look funny cutting them off. So I went to the council and done my research, and it turns out eaves may encroach into the 1m side setback by no more than 600mm. So I got my way in the end and the eaves may stay! If I had my way I'd put eaves all around the house. But we're on a budget so I have to settle for just on the front. Eaves are no longer included as its been a clever ploy by the mass builders to make a trend which assists to cut costs. But it is very environmentally unsound, walls are exposed to sun more, making the houses much less energy efficient, and requiring much more maintenance and upkeep, and will probably make them last less time too! Definitely add on eaves, and make them big enough too!! Our covernant specified 600mm wide eaves, so we had to put them in for DAP approval. But I would never build a house without eaves in Qld as the offer protection from the elements esp summer storms. It was going to be around $4,000 or so to do the rest of the house and we were already well over budget. If we had the extra money we would have had eaves to the whole house.
