If you have any questions about stuff along the way, just holla and I'll try and answer them. Hope you don't get bored too quickly House plans. There was quite a discussion about these, and a few heated moments. But my wife got mostly what she wanted and I got some stuff I did too. I have a couple of things to do before inspection and sign off. Wire in smoke detectors (and alarm) and knock down my old shed. Re: My House Extension ..... the story so far..... 5Sep 14, 2007 10:45 am Sunroom walls and floor completely removed. Roof tiles stacked on the roof for re-use. Laundry walls and roof gone. Floor and toilet remain as we still need to use them.
**Note to all** In an old house, beware of asbestos. Our sunroom roof and the entire laundry were asbestos lined along with the eaves. You need to get someone in to remove it but shop around for prices. Measure the area you have cos they quote per square metre. Prices we got ranged from (for 50m2) $1250 to $3000 !!!! Also got different stories about workplace inspectors need to come around before work could begin (2 week wait) and spending extra money for a certificate of removal. Luckily a mate had a contact and we got it all removed (including eaves which weren't priced) for $800 http://s243.photobucket.com/albums/ff126/Alan_Gill_house/th_h07.jpg The throne room. http://s243.photobucket.com/albums/ff126/Alan_Gill_house/th_h08.jpg Gotta admire the work you've finished with a coldie or 4 http://s243.photobucket.com/albums/ff126/Alan_Gill_house/th_h09.jpg Sunroom floor gone. The sunroom was added ages ago straight on to the rear of the house. Which was sort of lucky as the walls were mostly protected from the weather http://s243.photobucket.com/albums/ff126/Alan_Gill_house/th_h10.jpg This is where the project got a bit big for me. I hired a builder to do the sub floor, floor, frame and roof. Stumps all in. http://s243.photobucket.com/albums/ff126/Alan_Gill_house/th_h11.jpg And a week later the floor was down and walls up. Roof trusses had arrived and were waiting to go up. http://s243.photobucket.com/albums/ff126/Alan_Gill_house/th_h12.jpg Re: My House Extension ..... the story so far..... 7Sep 14, 2007 10:51 am Al Cookiemonster He's such a busy beaver, our Al. While waiting for the new throne to be plumbed in by the plumber, we still had to keep the old toilet alive. This meant the frame couldn't be finalised in this area. Oh well, carry on regardless.

Sarking first to stop a bit of the breeze....not that it does much when you still have no eaves. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ And a bit of stormwater work. Things you find when you dig up existing stuff. When the sunroom was built once upon a time, they smashed the old terracotta pipe and just stuck the new pipe in the side. That's it. So of course I had to rebuild that properly before finishing that off. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Back side of the house getting weatherboards. A bit of a painful job trying to do it yourself. Lots of walking from one end of the board to the other. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Insulated the exterior walls. Also put bags of insulation into the roof space before plastering begins as you won't get them in there afterwards. Also a bit of wiring for TV points and speakers for stereo/home theatre. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Removal of kitchen overhead cupboards and the existing kitchen roof. What a mess! Because the existing rafters were all over the place height wise, it was decided to hang the roof slightly below these on metal tracks (can't remember the name of them) So the family room roof is 20mm lower or so than 9 foot. But it's flat! I also thought it would be a good idea at this point to see if I could remove the old gravity fed hot water service seeing as it wasn't used. Great idea that one I figured that not being used for a number of years that there wouldn't be much water in it. How wrong was I. I cut the top pipe, no problem. Just broke through the bottom pipe with the hacksaw and water started seeping from it. Oh bugger..... it's nearly full and I can't stop the flow and it's right above my fridge. Panic stations. Called the wife to throw as many rags as she could. Also a bucket. Climbed down and found the old guttering from the pergola. Thank god I hadn't thrown it away. Jammed it up into the roof space under the leaking pipe, used a ladder to brace it halfway but it didn't reach the door @#$% Found another bit of guttering and managed to finally get the water out the door. Got back in the roof and held on to the guttering for half an hour while the water service drained itself. Minor amount of water made it onto the fridge and floor. Kids had a ball watching Daddy's new waterfall Lesson learned, think before you cut stuff......... Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Plastering begins. My ex and I did renos, before and after the birth of my daughter, its hard work, but something you will be so proud of when you’ve finished. And yes I think I nested like your wife as well. Well done….I think on completion there will be a few added coldies downed! Thanks for providing such an interesting and visual post. I am in awe. Im awestruck. Nice. Good job. Hi, We have a single story MacDonald Jones house, on a waffle pod slab with steel frame. Are we able to build a second story extension? Other info is we are 900mm from… 0 8462 We bought land in Tallawong Schofields NSW size 30m X 12.5m and planning to get double story house build around 350 sqm. We are thinking about having premium inclusions… 0 4086 The OP has gone The latch and striker are definitely not aligned but there was no point trying to help the OP understand that. Hence the reason they are no longer with us. 12 5678 |
