Browse Forums General Discussion 1 Apr 12, 2010 10:49 pm We are building with Allworth a concerto with double garage having a remote controlled SINGLE panel lift door which is 4.8m wide Their standard house price includes 2 x single garage panel lift doors (probable around 2m wide each) with a 30cm brick colum in between and when I asked the option to replace this with a single 4.8m wide panel lift door, they priced this change at $970 This quite amazed me and was wondering if this is justifed. Can anyone who has done this tell me if this is normal? Also, how much would it be approx to get a 4.8m panel lift door fitted (with a remote control unit) from a tradesman? Re: Cost of remote double garage door 2Apr 12, 2010 11:02 pm what a joke.. I would have thought it would be cheaper to have the one panel... as it would only require one machine.. I would think 2 panels would require two lifters.. but I'm no expert so don't quote me. Re: Cost of remote double garage door 3Apr 12, 2010 11:34 pm Hey just wanted you to clarify for me did the standard come with remote doors or are these standard panel lifts with no remotes. If they were just standard to provide a remote unit to one single door is between $800-$1000 alone. Also dont forget that there is support brickwork between the 2 standard doors and there may be an additional cost for extra support for the bricks to span the entire length. In my opinion the price charged is ok. I worked as a sales consultant for a home builder for about 6 years and did all my own pricing Budde Design 3D Architecural Visualizations, Architectural Rendering, Artist Impressions, 2D & 3D floor plans http://www.buddedesign.com nathan@buddedesign.com Re: Cost of remote double garage door 5Apr 13, 2010 9:07 am pman Thanks wakeboardandy I now remember the builder saying sometime back that the cost is because of a strong beam that needs to be installed on top to support the big garage door. That sound about right. Lintels aren't cheap! That said, I don't think it would be THAT much of a difference when you take into consideration the 1 roller door VS 2 and less brickwork. Good luck in getting a family sized car in and out. Arfur Re: Cost of remote double garage door 7Apr 16, 2010 10:52 am it is always cheaper to have one door dont know why your paying extra!!!.
You will save maybe 200 from having two 6mm t lintels instead of one 10mm t lintel. Two doors cost more than one. and two motors cost more than one. Trust me if it was cheaper to have two small doors rather than 1 99% of houses would be done this way. But clearly they are not. Re: Cost of remote double garage door 8Apr 16, 2010 8:49 pm Wow that seems so logical borg. I wil definitely get some external quotes and if it is cheaper, ask builder to not to put any garage doors. Can anyone recommend a place for getting a quote in Sydney for this esp. West or North West Sydney? Would be also interested to hear what your builders have charged you for this option (upgrading from 2 single doors to a single double garage door) ? Re: Cost of remote double garage door 9Apr 16, 2010 10:12 pm We wer quoted something outrageous to change from 2 rollerdoors to 1 wide panel lift door. I think it was around $3000. Our consultant claimed it was the extra beam and the cost of the panellift door that created this huge discrepancy. I suspect my builders easily padded out the costs by at least $1000. They make you pay through the nose for anything that isn't standard. We settled for the rollerdoors. With that I received two remotes and one fixed to the garage wall. I am from Sydney's West, if you want his details, I am happy to provide. I now remember the builder saying sometime back that the cost is because of a strong beam that needs to be installed on top to support the big garage door. We had the opposite case. Standard was 1 double-width sectional door, changed to 2 single sectional doors. It hurt about $830. This is for the doors only. The automatic opening mechanism (which typically includes 2 remotes) is excluded. So, the builder automates one door, we automate the other after h/over. We have steel lintels over the openings, but it's hard to say is it a one or 2 piece. My signature is distracting people from my wise posts ... We were also told that it was because they had to put a supporting beam up etc. We decided not to bother as we thought the concerto looks bigger with two doors ( our opinion) Good luck I am sure what you choose will be great!
