First Home Buyer Grants are going up again at the end of the month for new homes, so while established homes like yours only will only attract $7000 for first home buyers, building will get them $29,000 or something. That makes me think your buyers probably won't be first home buyers, but someone who has a bit more time to look for just the right home (ie, they're not rushing to buy to get their hands on the government's money lol) . If, after a few weeks of advertising as a private sale, you still haven't got much interest could I suggest dropping the lower end of your price range. It doesn't mean you need to accept a price any lower than you are hoping to get now, but it will possibly get a few more people interested (and hopefully a few people making offers) which may result in a higher price than you would get with a higher price range. Something else I'd like to suggest is asking your agent to be made a Feature Property on re.com which will ensure yours has the red border and is one of the first properies displayed when Mernda is searched. There are a lot of house and land packages that are swamping your home when people search under the "default" setting (rather than sorting by price etc) and yours is pretty hard to find in amongst the masses. Agencies get 5 free feature properties to use each month, if they have used them or say they can't use one for you they cost $115 for 30 days or $225 for 90 days. Don't know if you are paying for advertising, but I would consider it money very well spent. It's astonishing how many extra people view properties on re.com if they are feature properties. Our RE agent says the market has slowed right down over the last week and his previous estimates of what our house are worth need to be rethought. I thjnk I have a good idea as to what houses are going for around our area (or did anyway) but looking at the pictures, and knowing it is a 23sq, 4 bedroom, double garage on 424sq m land, what is your estimates of what it is worth?? Feeling fairly down about the whole bloody thing! I think the pictures look good, we are advertising in all the right places, We have erred on the side of caution with the advertised price range, not sure what else to do..... Sharee - its so funny, my house went up for auction last Thursday, one bid and it was to low. However we did have loads of people through and one woman keeps offering 20,000 less that what I want but..... dont give up. It is such a high and low roller coaster, there are some days when I feel like its the end of the world and no one will ever buy my house and then like yesterday we had 26 couples come through.... amazing stuff. It looks like someone will be putting in an offer which is also wonderful, dont know what it will be yet so am trying to keep my expectations nice and low but.... stick with it, dont drop the price too quickly but think about it this way .... and this is the only way I have managed to stay sane - The house is only worth what someone will pay for it. That someone is out there, it all depends how long you want to wait, if you want a quick sale, you have to lower the price a bit, if you want your price you have to be happy to wait. Ultimately, it will sell! Saying that mine hasnt yet but I am having a positive day! Oh - and stop listening to other people saying dont you dare drop the price, you worked so hard on the house. Make your own decision about what you are comfortable accepting, stick to it and be happy. Its easy to say if only after its gone or after you have turned the house down, be flexible but trust your judgement, if you have made a decision it was the right one for you! I have already emailed my RE agent! My agent only advised tonight to forget the auction idea (we never wanted an auction in the first place ) I will be on him tomorrow to make sure the ad is altered to reflect the new method. The TV cabinets and lampp table are from a little store which sold lots of different wood furniture which no longer exists now sorry! The bedroom package was from Sydneys furniture! Ours has only been on for about 10 days and only four people have looked. The agent said they have had alot of enquiries about the house and the four couples that have been in have loved the house. But no offers. I know how you feel, we have the house spotless and our nerves are on edge every day and we would have expected alot more people looking as the house is immaculate and presented well. I cannot believe that things could slow down this quickly as houses around us have sold very quickly in the past few months. We have bought a block of land at Laurimar, the land does not title until November, hopefully we sell well before then. You should think about having your house listed with one of the local Ray White's as they seem to sell more homes in our areas.
