Browse Forums General Discussion 1 Apr 12, 2010 4:20 pm So for those of you who don't know, we built a little over a year ago in Mernda and have decided to sell up, and do it all over again up the road Today the photographer came to take the photos of our house to begin advertising, so feeling a little nostalgic I did the same (I'm hoping the photographers will be much better than mine) We've done a lot in a year and I think whoever snaps it up is very lucky Should be on the net and officially for sale within days - the end of an era (a small one) She's backkkkk... The professional photographer came today and took pictures with the lights on so I'm sure her pictures will 'outshine' mine (gee I'm funny today ) The living areas are actually bathed in light (too much so sometimes) so it would just be the overcast weather today and my terrible photography! Agree about the wall decals, and also, maybe its possible to restage the back outdoor setting, it looks like its just sort of sitting there??? Saying that I am a big one for any little thing helps raise the price I will do. Ultimately you dont want anything to turn them off and while the rest of the house just looks beyond amazing the back lawn area just doesnt quite meet the same standard as the front. (Oh and the little bit of lawn out the front maybe trimmed) Sorry, my poor husband is going insane with my perfection complex (I am also selling and he is finding it hard to keep it clean and uncluttered). Saying that I cant see any clutter in your house so you are obviously doing better than me when it comes to keeping the family in line! (lots of pics) 10Apr 12, 2010 8:08 pm Sharee, it looks beautiful and I know your colour scheme is going to appeal to lots of buyers. It's all lovely neutrals with some elegant feature colours. If the decals are easy to remove, I think it's worth doing. I even put away all our family photos when our house was on the market, replaced them with other items (or nothing at all so it wasn't too cluttered). I know when I've looked through open houses, big wedding portraits above the bed and family pics everywhere make me feel like I'm invading somebody's private space. Which I suppose I am, even if they've invited me. Anyway, I just preferred to depersonalise the place, so it was easier for prospective buyers to imagine themselves living there, with all their own stuff. I love the lack of clutter ....just how I like my house, only it never seems to stay that way - my family appear to think they're allowed to live here. Good luck - but I don't think you'll need it! Alot of real estate agents display houses online showing kids rooms just like that and I think for people buying with kids it illustrates that the house is appropriate for them and that the rooms are being used for exactly what they have in mind - a house with a family atmosphere is reassuring for buyers. The only negatives I'd say are the nature strip lawn looks a mess and the fence next to the deck looks like you can see straight over it due to the deck height. If I'm not mistaken, it's a Heywood, slightly modified to remove the little courtyard and make the lounge bigger, so it'd be a bit over 29 squares. Dh was working on the nature strip as I was taking the photos, so that should be much more presentable now The outdoor setting doesn't belong there either and is now safely back in the garage. It was only out because we had had a party a couple of weeks back and had been too lazy to put it away.
