Planning your house Building Area max 40% (Site>550msq) Landscaped Area min 45% (Site>550msq) Our lot falls in the >550msq however when we multiply the % as per what this is saying it basically says we can build a 26sqm house that seems bogus to us Thanks for the info.. pretty sure we are not "understanding the above calculation" http://dreamzattheponds.blogspot.com To be invited to our blog send a PM with your email. For blocks this small the only way to have a 30sq+ house is to go two storeys. The PDRP guidelines V 2 (with the picture of the kid on the bike on the cover) has the info set out on Page 9. For single it can be 50% and for double its 45%. To work it out you need the sqm (not SQ) of the footprint, so ground level only on double, then work it out. EG 250sqm footprint / 550sqm land * 100 = 45% They will consider designs outside this and any alfresco or coutyard can be considered as part of your private open space. For example we went witha builder they informed us we have 238smq. we where able to fit maximum i think a >55 square house. Ohhh nowwww i get itttt.. Then our first floor, garage and alfresco are listed separately. So I think for design submission we referred to this number as the footprint size, I don't remember if we included our garage for submission. So ours worked out at about 33% for a 40 SQ 2 storey and our pool was also considered as part of our Private Open Space.
