The problem I am facing is that the land is sloping to the rear. It slopes about 1m to the rear. I am not happy with this as I only manage to see the plan after the priority numbering was allocated. The price of the lot is $330K. I was advised that the cost of building would be more and it is always better to have the land slope towards the road rather than to the rear. I am not sure whether this a high considering that the land slopes to the rear. If one add the cost of building the whole project may come to around $530K if I do pick the ascot design from Mc Donald Jones. (land 330K + construction (180K) + site costs (20K). there we limited lots available at Blackthorn but the front of the lots faces the evening sun. therefore I did not chose those lots as I prefer the morning sun to face the front of the lot. To be honest I am having second thoughts on the purchase and am considering let it go. Issue-price and sloping. My gut feeling is that the lot is too expensive and may be beyond budget. There is also the issue of sloping. On the other end, I am concern that prices may go further up. Any comments? Any assistance would be very much apprecaited. regards acpn2330 dreamz Hi acpn. Restrictions can be found by having a look at this website http://www.theponds.com.au/sales_tool The key legend provides an indication of the type of "restrictions" that are on the block at a glance. However you should email the ponds sales centre and ask for a contour map for the blocks in which you think you may be interested in. Re: The Ponds - Land Release 224May 19, 2010 3:08 pm hey acpn2330 - just be careful of hidden costs - you've got $200k to build a 27sq house - I would think that's seriously underestimating, especially once you include floor coverings, upgrades to kitchen benchtops etc. My guess is you'd need to add another $50k on top of your price. You have cleared my doubt. My sister has another lot which slopes 1m to the street but there is a swere structure in in her land. Is is a visible structure. As you can see we are very new to thi concept. What about the price? Our site costs were 10k extra, you might also have extra expenses on your fascade to make it comply with The Ponds dcp. If you have a drop edge beam also (because of the fall on your block) this will also cost extra. As others have commented as well, if your house footprint is smaller, the likelihood of needing this is reduced. It does not include open porches, alfresco, verandah areas, or paved areas like a driveway or path. The sewer access point is a flat manhole concrete thing that they use if they need to get in. The only impact it might have is which side the driveway can go on. Lot 198 is a bit trickier. You have the sewer line running through the back of the block meaning you cannot build within 1.5 metres of it and depending how close your house is to it you may need to have additional foundation measures such as additional piering or sewer encasement. add to that the block sloping backwards and its looking like quite expensive in terms of site fees. I couldnt find a plan of the Ascot (I think that what you were going to build) showing the the depth, so taking a guestimate from the room sizes on the floor plan it looks to be about 23-25metres deep + the 4.5m front setback puts you very, very close to the sewer easement. You will need to budget for a H class slab which includes piering. The cost varies from builder to builder and there is another thread on here about ponds site costs if you search for it. Just about every block has fill of some form so its very common. That can depend greatly but it would be in the $ thousands unless you can get someone to drop off free clean fill for you. Even then it still needs to be compacted.
