I've been to Oran Town, Camden, Spring Farm ... those areas are pretty remote ... public transport wise is as bad as the North West (the Ponds), although i think their lands are much cheaper ... so can always build a better home but just further. nah about the 400K+ ... i was just guessing .. the reason why i think it will be the most expensive among the others is because they are close to shopping centre & school. Tip for the peeps who are considering a purchase at the ponds. Check the master plan.. probably already done that? Then take a ride around the area and venture up to where the construction is.. if your lucky you may be able to take your car in. i.e Alba 2 release we did that hubby and I and new exactly which direction / elevation the lot was.. sewerage structures etc.. to get a good feel of it basically.. sometimes most of the people who where camping at that time.. they had no idea of where the land was actually located... so it will truly help if you spend perhaps a day exploring the area.. and asking as much questions u can think of. http://dreamzattheponds.blogspot.com To be invited to our blog send a PM with your email. Judging by the amount of work going on in Waterfall at the sales centre end, I wouldnt be surprised if that is next. But there are still some unreleased ones in Lorius too. I don't think Waterlily will happen until the display houses are gone. Linor- Can you edit this thread title so people know it is Ponds related? Other tips for newbies - get a copy of the contours before you decide which one/s you will go after. Think about if you would be prepared to deal with tricky things such as: * easements (sewer and padmount)- have restrictions on how close and type of building materials near them * corner block requirements- different set backs and fencing requirement- limited housing choices, * filled or cut land - may cost more for foundation cost or have/ need a retaining wall, * irregular shaped blocks- may be hard to find a house to fit. * wierd access blocks- drive way from the rear but must face the street. * battle axe blocks- drive way access to your property. * busy streets- in The Ponds the width of the street determines the projected traffic flow, see Blacktown Council DCP on Second Ponds Creek for more info. * proximity to things you may need EG bus stop, shops, school, childcare. After all that is considered then choose your block. Don't get caught up in the frenzy of a sale and buy something you will not be 100% happy with or will have a difficult/ expensive time building on. We looked at the Ponds before buying at Stonecutters Ridge. Our land at SCR was less than $400k. Plus, the final total of homes will be less than 1,000. I don't want to pay someone to camp on behalf of me .. unless the process doesn't get changed and i will struggle to get my piece of land.
