I would need to get this figures from the builder and then consider the other designs if it does not fit my budget. regards stonecutter1309 hey acpn2330 - just be careful of hidden costs - you've got $200k to build a 27sq house - I would think that's seriously underestimating, especially once you include floor coverings, upgrades to kitchen benchtops etc. My guess is you'd need to add another $50k on top of your price. Re: The Ponds - Land Release 226May 19, 2010 3:33 pm You could consider making the house split level too. But I also think you will need more $$. If there is another block you like you can change your preference to something else available when you go on Sat. You have cleared my doubt. My sister has another lot which slopes 1m to the street but there is a swere structure in in her land. Is is a visible structure. As you can see we are very new to thi concept. What about the price? Is it a fair price given the current sale price at the Ponds? regards andy_min You could consider making the house split level too. But I also think you will need more $$. Another thing you'l consider is that calculating the actual footprint, after setback at the back, front and sides, the fall will become lesser... I reckon the price is allright considering the average price and the size of the lands... Re: The Ponds - Land Release 229May 19, 2010 4:06 pm Its cheaper than the previous Waterfall releases but without knowing how many sqm its hard to say. What lot number is it? Our site costs were 10k extra, you might also have extra expenses on your fascade to make it comply with The Ponds dcp. If you have a drop edge beam also (because of the fall on your block) this will also cost extra. As others have commented as well, if your house footprint is smaller, the likelihood of needing this is reduced. Re: The Ponds - Land Release 235May 19, 2010 6:25 pm hi all I took a priority number for 15m wide and 30m long rectangular plot at blackthorn...... but there is a fill on the land.Any idea how will it impact and how much extra???????? please advice. thanks Re: The Ponds - Land Release 236May 19, 2010 7:00 pm http://www.landcom.com.au/downloads/Fil ... ummary.pdf acpn & missionhome check this out its a summary of the design guidelines and can help you cater a house that will suit your land etc.. http://dreamzattheponds.blogspot.com To be invited to our blog send a PM with your email. It does not include open porches, alfresco, verandah areas, or paved areas like a driveway or path. Re: The Ponds - Land Release 238May 20, 2010 1:09 pm Acpn- Quote: it is Lot 198 and my sister in law is lot 205. Lot 205 looks good for your SIL as the sewer runs through the front of the block. The sewer access point is a flat manhole concrete thing that they use if they need to get in. The only impact it might have is which side the driveway can go on. Lot 198 is a bit trickier. You have the sewer line running through the back of the block meaning you cannot build within 1.5 metres of it and depending how close your house is to it you may need to have additional foundation measures such as additional piering or sewer encasement. add to that the block sloping backwards and its looking like quite expensive in terms of site fees. I couldnt find a plan of the Ascot (I think that what you were going to build) showing the the depth, so taking a guestimate from the room sizes on the floor plan it looks to be about 23-25metres deep + the 4.5m front setback puts you very, very close to the sewer easement. It you were building that house on Lot 205 Mosaic, it should fit OK. Missionhome- Quote: but there is a fill on the land.Any idea how will it impact and how much extra???????? You will need to budget for a H class slab which includes piering. The cost varies from builder to builder and there is another thread on here about ponds site costs if you search for it. Just about every block has fill of some form so its very common. That can depend greatly but it would be in the $ thousands unless you can get someone to drop off free clean fill for you. Even then it still needs to be compacted.
