I cant seem to find it. Section 76 or 84 of ENVIRONMENTAL PLANNING AND ASSESSMENT ACT 1979. . He is an engineer and I just took his word for it. I did mentioned it to him since your last thread regarding the site costs but he seems convinced that it is development fee. He was talking about development fee and has been saying these for at least 12 months. The road is pretty busy but would need to check easement etc. I will speak to the agent and get further details from him regarding easement and cantour. Type of land, class of soil. Any advise on the these and other requirements? What about building costs? What am I supposed to look out for? I dont want to buy a land and then end up with a building cost that is way above my budget. regards acpn2330 Our building costs are around 225k, excluding driveway, fencing, landscaping and window coverings. Including flooring and everything which makes it livable. We could have probably got away with 205-210 with a cheaper facade and a few less options. You don't have to do everything straight away if you have a limited budget, i'm pretty sure we will go a least 3 months after building without window coverings or landscaping etc while we save up for it. Our block is 15x32 and we have a 4 bedroom home with home theater. AV-Jennings has some nice homes for shorter blocks, but 15 meter frontage is almost a must. I wonder why they are being returned. This is unusually high rate of return. These blocks have fill in the contours, could this be a contributing factor? Re: The Ponds - Land Release 198May 18, 2010 10:51 am Dear All The new land release, Alba 3 and Blackthorn. Are they normally that many easements on the property? I notice that this release has easement all over the place. Any thoughts on the release? regards acpn2330 Re: The Ponds - Land Release 199May 18, 2010 11:15 am Quote: The new land release, Alba 3 and Blackthorn I didnt get the email yet. Quite interesting... Many of the Blackthorn has wide frontages as well... Easements should not make concern as it's everywhere... The price is not too bad...in comparision with the previous Waterfall release... Yeah I don't know why I came to a forum. Place is full of wierdos/pedos thought internet may help but I suppose I'll try my luck with someone in person. Cheers. I tried… 0 6443 Need advice on the backyard plan above.
