I can send you the plan and you can have a look at it as I myself is unsure. According to agent, there isan easement running at the boundary. She did mention the 1.5m easement. I am only reading from the plan. . According to McDonald Jones, the design that I picked requires a 15 wide frontage. Need to check with them again. It is lot 234 on Annfield Road. I'd take whatever date you are given for registration with a grain (or bag) of salt. We were told in April 09 - End of June, then it became October, that became November, it actually happened late December. Maybe they have adjusted the timeframes from lessons learned, but we had made plans around some of the timeframes that we're given (not the 1st one) and it did stuff us up (and continues to) It seems no amount of "discussions" with the sales or office staff will budge them. Not on a corner or intersection. Not sure how flat it is cause its a bit hilly in that part of KVR. It might make a difference to the layout. You will want to block your westerly sun. Which house design is it? Maybe it articulates enough to keep it off the easement or they can narrow it a bit to keep in off the easment. I am looking at the Ascot design on McDonald website. Not sure about the location of the easement. Will there be a gap between the house next door. According to the agent, there will be a gap between neighbour. I may just pop in on the weekend to have a look as I am not sure of the layout and location of the easement. The only downside here could be that the builder might also increase the price during this time even if you have the tender early on. The HT room is 4.2 + garage 5.5 + entry maximum 3 = 12.7 15m - 0.9m (non easment side) - 1.5m (easement side) = 12.6 (maximum house width) So if you took 100mm off the width it would fit a(ssuming my guestimate & maths are accurate) which would mean the HT recess would need a trim maybe? I think its a good buy if the price is good for you. See if they can give you a copy of the contours to show the actual fall of the land. Dont want to get stung with a big $$$ for site costs and retaining walls. Not sure how the easement would effect your ability to cut the block to build on. I think that street had a lot of Cl @rendon H & L packages advertised at the moment. Yep - they usually do tend to sign contract before land registration so they can get the ball rolling through developer/council approval. (and the other numerous red tape bits) There is usually a page in the contact that says when Construction has to start by, some builders are pretty good and understand late registration delays things. (some builders are'nt so nice) You are right, if you miss the start date they can hit you with price rises. Some of the "less nice" builders use it as a known strategy to extract extra $$$. ("Quick sign now or we'll never get everything done in time or you'll miss out on our bonus offers") (For the record, we are building with Wisdom homes, they were nice about it and applied no pressure selling - one of the things we liked about them) You also have to know that your accomadation during the build will be solid. (if you have to extend your stay) As always if there is ANYTHING your not 100% comfortable with take it to your solicitor.
