What a relief we found you all. We have been looking and knew you were out there somewhere. We are about to take the second step in building our new Edan Brae home. The fist step was to decide what home to build, (we decided on the Madison 40 MkII), the second step now is our tender appointment with Edan Brae. Can anyone shed some light at what actually happens when tendering? How flexible are Edan Brae and how far can we go with negotiating prices and inclusions? We are looking at higher ceilings, cesar bench tops, maple stained staircase. Anyone with advise, it would be greatly appreciated. Your a local! We are building in Kellyville. We've probably walked passed you in Homeworld we've been there that many times. Just for your information, Eden Brae in NSW is Porter Davis (PD) in Victoria. The tender appointment is where they do a site/contour survey of your land, take the house design, add in all your variations and present a price to you. This price will entail everything required to build your home, including a provisional amount for a couple of items (concrete piering, basix requirements, and fire prone land and/or flood requirements if necessary) If your happy with everything you see in the tender, Edan Brae will ask for a deposit (not sure how much but in Clarendon's case it's $4,000). You pay the deposit, sign the tender and then they will start preparing the contract. You can negotiate and during the tender appointment is the time. It doesn't hurt to ask for free upgrades and variations. Remember, they are gunning for your business and the building industry in NSW is very slow at the moment. Make them aware that you are having tenders being presented from other builder, even if you aren't, to try to make them go that extra distance to get your business. Don't sign the tender until you are happy with what you see. Higher ceilings are a common upgrade, as are ceasar benchtops and stained staircases and im sure Eden Brae will accomodate you, just remember to bargain. Hope this helps. As we mentioned in our original post, it was a releif to find this forum as we were sure we would get the answers to our questions. That is a excellent report you have done with Claredon. BTW, are you dealing with a salesperson by the name of Roger. I found him to be very helpful. We also looked at the Renmark 52. Claredon's tender was the best (just for $800) out of all there. Everyone else wants you to pay 3-4 K before preparing the contour survey or actual architectural design! Couple of friends have bought houses which were built by Claredon and they are very happy with the quality of the house. Regards, Paul Our salesman was Ty, at the Glenwood display homes, since that's where the Springwood is on display. Before this we did speak with Roger. He didn't seem very knowledgable when it came to the Domaine designs. Clarendon took over Domaine homes and the Springwood is a Domaine design. Unfortunately we think the Renmark 52 will be out of our reach price wise. Great house though. The house I am currently living in, is also a Clarendon house, built about 15 years ago. The shower in main bath leaks and the ensuite also leaks! We got water damaged ceiling in areas right under both wet area.... May be you should sell your Clarendon house within 10 years, before it starts leaking... Your best bet would be to fill it in with some framing and plaster it up. Alternatively maybe lay some see through glass bricks if the weight… 1 8015 Hi there I a, building new homes in Victoria.
