Browse Forums General Discussion 1 Mar 29, 2010 12:09 am We need as much advise/help as is possible.... enterted a fixed price contract, paid the builder $40K up front, then he left to go to another job, left us with a roof half completed and half a front verandah frame (we have relocated a 100 year old weatherboard home) Builder since attended the build site and forced entry into our shed and removed approx $15K of materials, we estimate we have lost $10K on the exercise. BOQ have lent us for the said fixed price contract, which our solicitor has legally rescinded... we are unable to find a builder to start the job in less than 3 months, other than one fellow who quoted way over our original fixed price contract and have nothing to insure until we have a functioning kitchen and bathroom. (We have $480K in equity in the rural land, total build to completion approx $260,000 which included $40K for power, $40K to relocate the home, $25K in sheds and water tank... all completed) Valuation to completion came in at $890K We are looking into the OB option.... should save us 3 to 4 weeks on being able to start the said builder and approx $20K on the 2nd fixed price quote. Any suggestions on how to 'refinance' the project and having done a recognised OB course online tonight, will have all necessary doc's to take to OFT to lodge for OB licence... any idea how long OFT take to issue license in NSW? Actually... any suggestions at all would be most welcomed..... We have managed to re-finance easily with a St George owner builder loan... valuation required a beginning, invoices paid within 7 days of completion to sub-contractors (based on total loan being less than 50% of equity of the land) AND...... Passed the 'online' owner builder exam in 22 mins flat... OFT NSW issued the 'license' within 24 hours! AND..... Sub-contractors ordered in the truck load to start quoting... Our job is ON again!! Re: seeking answers... so many questions.... 12Apr 04, 2010 9:54 pm not QUITE out of the woods... the 'loan' application will take a week fulltime to fill out... the 'subcontractors' in Tamworth all seem to have far too much work on their hands.. having a TERRIBLE time getting ppl there to quote... 12 plumbers contacted... ONE has shown up.... 2 weeks have passed and I have YET to receive a quote in writing... This 'building/renovating' business is certainly not for the faint hearted.... We have 'legally' rescinded our building contract, contacted the police re the break and enter and theft..... they didn't even bother to come out to the farm... Just don't know quite what to do.... every week that passes, our entire investment is open to the elements and we are at risk of rain.... we have 'tarped' it... nothing to insure until we have a functioning kitchen and bathroom... I hope things improve once Easter is out of the way. Have you thought about starting a thread or blog of your build? We love pics and floor plans. It might help you regain your enthusiasm for your build, let you reflect on what has been achieved while you are waiting.
