Browse Forums General Discussion 1 Mar 26, 2010 5:52 pm Hi All, Last Saturday I went to check out the progress of the house. I believe all plaster and architraves were done. Internal doors were all on... but no front door. The builder's progress site, claims that as of Wednesday, I am at the final stages. Last Tuesday I had someone check to see if I had a front door on yet and they saw that it was pretty much as I had, only with skirting added. My bank doesn't want to pay up until that door is on. I asked my CSO about the door and how they could be charging me for lockup. She stated that it's due to the percentage of work done not necessarily based on the completion of a stage. She went on to add that tiling will start soon WHAT THE??? Is it possible that the builder has managed to install the kitchen and vanities AND painted the house in just 2 days??? Or is there a reason why they would not do these before tiling? I don't think I can believe the information that is being passed onto the CSO by the SS... What are your thoughts? Re: Please explain - could this be possible 3Mar 27, 2010 4:06 pm You should certainly have a front door fitted before internal doors and kitchen are installed. That is absurd and I'm not surprised the bank won't pay. I guess you must be building in a safe neighborhood?! I wouldn't pay anything until the house is at lockup stage. Re: Please explain - could this be possible 4Mar 27, 2010 4:08 pm Yeah, I agree with above. Why would the builder take the risk of installing expensive kitchen cabinets etc without the premises being safe. Doesn't one need a door for this?! Best wishes. There are HOLES in the slab just under the skirting in a couple of rooms. WTF?? Her hubby is a plasterer, so she will ask him if it's an issue or not. I'm glad you all agree that the front door should be on. It's very disheartening to see that they are being careless. I believe my bank will pursue this issue on Monday (my sister works there ) Thanks for your responses Contracted completion date 24 July 2010. What's today's date????? Re: Please explain - could this be possible 7Mar 27, 2010 8:20 pm holes or gaps? I think that (normally) means that the fixing person has actually done a good job and made them straight and even and that it's the slab that's not level - once the flooring in you -shouldn't- see a gap (depending on the size of the gap) Front door should definitely be on!! I will have to ask my sister tomorrow. I think I will call the SS tomorrow and see what the story is about my front door!! Contracted completion date 24 July 2010. What's today's date????? Re: Please explain - could this be possible 9Mar 28, 2010 8:24 pm We don't have a front door (temporary or otherwise) and we've been given the lockup invoice too...... Re: Please explain - could this be possible 10Mar 29, 2010 7:46 pm Paul.Jason, it just got worse! Today the fixing invoice arrived My bank has spoken to the builder and has stated to them that they must get that door on if they want the money. The SS has been informed that he better get that door on ASAP. I wouldn't pay that invoice Paul.Jason until you find a door on there You might want to nag them as the bank and I have. Re: Please explain - could this be possible 11Mar 29, 2010 8:44 pm Well I haven't been down there today, and we haven't recieved any word from the builder about the questions we've been asking - which makes things difficult when it's time sensitive..... Re: Please explain - could this be possible 12Mar 30, 2010 6:51 pm I know what you mean. It's also disheartening when they tell you absolute nonsense just to get you off their back. I wish you the best of luck in sorting out any issues you have. Contracted completion date 24 July 2010. What's today's date????? Re: Please explain - could this be possible 13Mar 31, 2010 1:27 pm We have an item in our contract that states that we will be invoiced "... on stage completion or percentage of stage completion ..." - from memory 80%. So when they reckon they're 80% done, they're entitled to send us the bill. Logic naturally says that the house is obviously not locked up without a front door, but if they have a % completed clause then I don't think you can argue - they may well drop tools until you pay. What s@#ts me is when you're supposedly at lock-up, and tradies continually leave door & windows unlocked Built a Tribeca 44 with the Big M Sales Accept 15/06/09, Contract Signed 24/09/09, Site Start 23/11/09, Slab 11/12/09, Frame 12/01/10, Roof 20/01/10, Lock-up 30/03/10, Fixing 30/04/10, Handover 27/08/10. Re: Please explain - could this be possible 14Mar 31, 2010 1:40 pm I have that too... My lock-up is supposed to be at 60% but they have also sent me the bill for fixing which is at 85%. How could they state that they are that far ahead, when there is no kitchen or vanity in there?? Yes the external doors that ARE on there are never locked so the front door probably wouldn't make a difference anyway. Another thing, how come if they are so far ahead, they cannot revise the completion date? I don't think it will take until end of July to finish the house. Contracted completion date 24 July 2010.
