You would need testing completed to confirm but quite a lot of the Ponds block with fill are needing a H class slab. Most blocks in The Ponds are M class or H class. See this thread for more info http://forum.homeone.com.au/viewtopic.php?f=31&t=16720 If you search M class or H class you will find more info. I recall on one of the post in this forum about "water tank is not required @ the ponds" .... do we need water tank in the ponds? if it is required, i presume it is another additional fee isn't it? Re: Foundation Class at The Ponds, NSW 7Mar 23, 2010 4:01 pm The Ponds uses water re-cycle. When i went to see my land at the actual site, I saw a big hole in front of my compound. I asked the council person who was working on it and he went that they are fitting the pipes and meters for the water. And he also told me that there will be 2 switches: one will be the normal water and the other one will be the recycled water which we can use to garden and wash cars and things. Which means we definately do not need a water tank. Re: Foundation Class at The Ponds, NSW 8Mar 23, 2010 4:07 pm Linor501 The Ponds uses water re-cycle. Re: Foundation Class at The Ponds, NSW 9Apr 28, 2010 9:13 pm Hi All , I have a block at Waterfall 1 and had the Soil Testing done recently and came up as " M " Class . The builders were able to get into the Unregistered Blocks as they had access to it . Lately no builder was given any any access to the soil testing due to a issue they had . From what I was told , after the soil resting was done there were numerous times where the blocks were topped up with soil that belonged to a different class and they had 2 classes of soil with few wks. My builder said that H class is about 4k above M class . G Fdo Re: Foundation Class at The Ponds, NSW 11Apr 29, 2010 10:19 am It depends on the fill and how deep the clay is. We saw the excavation for sewer etc when our street was getting built and on our side of the street there was about 200mm of clay and then it was all shale. Across the road was all clay and a lot of fill. We are having M class with no piers. Our block has no fill and our block was the driveway for construction vehicles over a long time so very compacted. I think everyone in our street has had piers so far but maybe that just so the builders can charge premium $$ for slab. A lot have been charging $10K- $15K extra for piers so I am sure there is a sizable mark up in that cost. But for piers i dont think, it should cost 15K... As what metr1c0n has confirmed that max. would be 4k... Re: Foundation Class at The Ponds, NSW 13Apr 29, 2010 12:29 pm I am not an engineer by any means but when you think about how the piers are being done at the moment I am not sure how much they would really help. I have yet to see piers with any reo or anything that actually anchors the slab to the piers. They just seem to dig holes put some concrete in and a few days later put the slab on. If a slab really wanted to move wouldnt it still break where the piers and the slab join anyway? I am sure someone will have a better idea than me but it just doesnt seem very logical to me Maybe they use some chemical to bond them or something? Most of Perth has class A (sandy soil), except for some areas near rivers or hills. 2 13131 I don’t think so as the floor area over 300 square meters then it is class 3…. 12 17948 The Soil classification has little to do with piers. The purpose of the classing of the soil is to identify the clay content and the "average expected range of movement… 2 9870 |
