Browse Forums General Discussion 1 Mar 22, 2010 2:25 am Hi Guys, Hope everything is well for the brave who decided to build instead of buying. This is the first time I am building but I am already in trouble, I have signed the building contract July 2009 and up until now I am still yet to get my slab down date, this is almost 9 months since I have signed the initial contact. I have called the builder numberous times and all they gave me is they are busy and they wont even commit on a slab down date still. Hope those with building experiences can give me some advise on what to do next? Cause I am paying rent as well as house repayments and it is weighting heavily on my finacial situations at the moment. Thanks heaps for all your help in advance! William Re: Signed contract July09 & almost April 10 still no slab d 2Mar 22, 2010 6:32 am You poor thing, how frustrating. On our HIA contract it states that the builder will start within 21 days after the builder receives all the essential information from the owner and all the necessary building permits and planning approvals. Have you checked your contract for a start date? Re: Signed contract July09 & almost April 10 still no slab d 3Mar 22, 2010 6:37 am It can sometimes be a frustrating wait for a start but assuming your land is titled and cleared and ready to go, construction definitely should start within a specified time. As upsydaisy said, check your contract and see what the builder is bound to. Re: Signed contract July09 & almost April 10 still no slab d 4Mar 22, 2010 8:35 am With building prices going up all of the time this is very interesting as the builder will be whittling away their margin on the job keeping the contract fixed price for so long! Don't fall for the "Freebies" scam Re: Signed contract July09 & almost April 10 still no slab d 5Mar 22, 2010 12:26 pm Hi goodonservice, I am in the same boat as you, signed in July 09 and was told that it would take 12 months from that date till we are in our house. Well first they stuffed up our master plans and tooks weeks to fix them, then they had xmas break and then i had to wait two months to go in and do our colour selection. We couldnt get our final approval letter from the bank till we had done these. Anyway today we gave them our final approval letter so im hoping that we will have a slab in the next few weeks. They better get a wriggle on, mind you im sure that something else will cause another delay so im trying not to get to excited again yet. Good luck and let us know how you go. You should start your own build thread! V Re: Signed contract July09 & almost April 10 still no slab d 6Mar 22, 2010 9:47 pm Hi Guys, thanks for the replies, as far as I know my land is in the exactly condition as it is when I bought it, nothing has been done to the land. Starting date on the HIA does not specify when the building would start but on the final approval plans, it is indicated building should start within 45 working days (9 weeks) from the date all documentations are completed. However, it is been 10 weeks and looks like its going to be at least 1 more month to go before they will go and clear the land and do the slab down. However even that is not 100%. I am now considering going through legal channels, but not sure if it will be beneficial for me at this stages. Re: Signed contract July09 & almost April 10 still no slab d 7Mar 23, 2010 9:42 am We signed in October last year and the builder is almost going to start. I ended up writing letters to the builder asking them very specific questions relating to their contractual obligations in order to speed things up. They always had excuses as to what was delaying them, however once a contract is signed they have obligations to respond to letters etc. Good luck. For a few weeks, it should be ok. It also depends on the area you live in...I would let your neighbours know that you will be away too and… 1 28562 |
