Oh, and don't forget the building permit and Home Owners Warranty Insurance, plus the cost of getting the drawings done and did I forget to mention the planning permit which is usually required because these things are usually on the boundary? Materials maybe but not with labour alto...trust me, I have done the sums! A double garage is pretty big, unless you want to climb out of the window 'cos there isn't enough room to open the doors without wrecking them! I seems that $20k doesn't go as far as it used to. Re: new garage... 8Aug 09, 2006 7:52 am OK, try and look at it this way.
Take out the cost of a building permit for at least $1000.00, plus an insurance policy for another $1000.00 and a set of plans and engineering for another $1000.00. That leaves you with $17000.00 Assume that the overall cost will be 60% materials, therefore you can afford $10,200 worth of material and $6800 worth of labour - this is the general labour material breakdown of domestic building work although it could easily go 50/50 as well. These prices include the 10% GST don't forget! Average Labour rate of say $35.00 + GST per hour gives you enough money pay for about 176 hours TOTAL. That is one man/personfor 4 weeks and 2 days ONLY - there is nothing left in the piggy bank once that is gone. I don't know if you have done much building jimmy but one person, working alone (if it were possible) would not get the entire job done in such a time frame. Options: make it smaller, flat tin roof, semi open walls (eg: 1/2 a carport) and whatever else you can fit into the budget. Hope that helps a bit, let me know if you have any queries. so anyways, i have an old fibro double tandem garage(rear lane access),tin roof, that needs repair as the frames decaying and plasterboards falling.. can i repair the old garage ? ..is it possible to just replace materials,eg..frames,plasterboard walls,roof (saving time/cost on permit,planning and designing ect .?) i need to have a garage to work on my bike and i have plenty of tools ,or else i'd settle for a carport and tin shed..its quite concerning to learn how much a garage cost.quoted by realestate salesman " mate, double brick garage would cost you 15- 20 gran ,single prolly 10-15" from your advises,i was able to worked out a budget and plan for my bathroom..now im very confuse as what to do with the garage . whats my best option in this situation?..what would you do and how much to spend?
