My partner and I are looking at buying a house in Metropolitan Melbourne and adding a unit to the rear of the block in the future. We've been searching for months and finally found a block we like.
However here comes the problem. This block of land is actually sitting next to a child care centre(used to be ABC learning but now taken over by another company). The owner claims they have acoustic walls on the boundary and they've never had a problem with it.
I'd like to go visit the place at different times of a day to experience the noise. But that child care is currently being renovated.........
Another thing is this house is directly opposite a primary school playground. This school was closed last year and will re-open after renovation. So I can't have a feel of that either!
It is so tempting because it fits our criteria including land size, house size and price range. But I'm a bit worried about being so close to child care and school. I know some people don't like living too close to schools because of the noise. Can I get some opinions from anyone? Would it be difficult for me to sell in the future?
