Browse Forums General Discussion 1 Feb 28, 2010 9:39 am hello! we r planning to renovate our house in langwarrin n not sure how far we can build from the front fence. I was told a min of 9mtrs, our house is around 10 metres from the front, therefore we can only go a mtr. we have only one neighbour on our right as the left side is the driveway for the hobby farm behind us. i was told that we can only build as far as our right neighbour's house which is at 9 metres from the front. our builder friend said that b/c our carport is around 5 metres from the fence that we can build as far as that. we want to go a metre less than the carport. we also have a long n high horizonal slat fence and a sliding gate n from the road the house can be barely seen b/c of the trees in the front. we would appreciate any advice as we really want this done with much ease as possible. i guess knowledge is power so the more we have the better. thanking u in advance! cheers! lesley Re: how far can we build from the front fence in langwarrin vic? 2Feb 28, 2010 9:56 am I don't live anywhere near there, but quick search on the Council website (I think you are in Frankston Council): http://www.frankston.vic.gov.au/library ... ements.pdf hih Cheers Re: how far can we build from the front fence in langwarrin vic? 3Feb 28, 2010 9:59 am Hi Lesley You're best to check with your council for any local regulations, but generally in established areas the positioning of existing houses in your street determines the front setback of any new homes. The setback distance may apply to the main part of the house, and not porches, pergolas or verandahs, which can often project further forward. And in some areas garages need to be set back behind the main part of the facade. There are all sorts of rules, so you really need to check what applies specifically to your property. Submitting and then getting it knocked back will just add time and frustration on your part. Unfortunately Council are going to be the best bet and give you the best answer. Good luck. I recently went thru this process with Frankston Council, and succesfully applied for consent for a reduced front setback from what is prescribed in the Ministers Guidelines. Basically the guidelines state that your minimum front setback is defined by the average of the setbacks on properties adjoining yours either side. And a building must be a walled structure - so that doesnt include carports etc. In a nutshell, council can consent to a reduced setback if you can demonstrate that your proposal still achieves the objectives of the guidelines, even tho it does not follow them to the letter. I suggest drop in to the council offices and ask to speak to someone from the building department. They will explain it all and give you the fact sheets (u can also download these from council website) and application form. You might also get an inkling of your chances of success. There is a small cost for them to assess your request. If you disagree with the outcome you can appeal to the vic building commission (?) Good luck!
