Browse Forums General Discussion 1 Feb 18, 2010 5:02 pm Hi We are extending and installing a new kitchen and laying wooden floorboards. the builder said we have to wait until they finish before we do the floors- this will create a number of problems with the kitchen as I don't want to pay $$ for floorboards and then have beading around the edge. Problems include the kitchen people will have to come back and measure for the kickboards- additional expense to us and the island bench wont go in until after the floors are done. The floor guy said he would install the floor, the kitchen people would install the kitchen and then he would come back and sand and polish. the builder wont allow this as it extends their contract- by a whole 4 days. grrrr I am so annoyed, and the contract states that we can't have other tradespeople onsite while the builder is here. I can understand their reasons but how will I get the finish I want??? I don't want beading/cut outs around the fridge, pantry and dishwasher. I thought they were quality builders but they think the beading option is fine any advice would be really appreciated. Have you started already? My suggestion is to call a meeting and ask them to state clearly their concerns about putting down the floors first. I have a feeling it is because they do not want to be resposible for any damages or scrathes that may happen during the build and the owners hold them accountable. A small building company we went through on a previous property also refused to do flooring for exactly the same reason If that is the reason, the sign a paper to the effect that you are aware of the risks etc and will not hold them accountable. I agree, the edging is a look you want to avoid but if you have to have it, then make sure all your cabinetry are built higher or else they are going to shrink when the floors get laid. If floating floor then that is the way it is done and it sounds like it may be to me. Also, even if a floating floor then the flooring material goes under the dishwasher and fridge and then those appliances are reinstalled over the top. Do NOT let them bead around those or you will never be able to move them down the track! Hope that helps a bit but let us know what floor system it is if you can. Builders are people too.... We haven't the build yet but have signed contracts and done the selection. We are going to use Floorboards nailed down. Re the floor getting scratched- the floor wont have it's final sand and polish until after the builder has finished. we are only talking about getting the wood laid and 1st sand. Re: Builder wont let us put floor in before kitchen??!!!! 6Feb 20, 2010 7:03 pm Hi, I am a builder and this builder seems very unreasonable. What if you change the kitchen design in the future? You will have gaps where you do not want them. You need to tell them to put the floor down first then let the kitchen go in. Once this has happened then sand and polish floors. Make sure joiner comes back and install the kickboard after the polishing. If he does not do this there is a chance that they will scratch the kickboard when they are sanding.
