Specifically adding a master bedroom, WIR and ensuite to the front of our house. (approx 25 - 30sqm) We have been unofficially quoted around $135K for the cost of this extension by one building company. Does this sound reasonable? Also , has anyone done a renovation like this and have any tips/pictures etc? cheers nutty Re: Is this a fair price for extension? 2Feb 18, 2010 1:19 pm You'd have to include details about what the house is made from, whether it is a sloping block, what sort of foundations, whether major structural changes (including changes to roof structure) are required, quality of fixtures and finish in the bathroom, additional site costs (hard to access etc). To me (and I know precious more than nothing) that sounds like a high quote for the degreee of change that you're proposing. Certainly I think if you project managed it and used contractors to commision each part of the process you should come in at a lot under that price. Of course this way it will probably take you longer to complete and you'll also have a great deal more personal involvement in every step of the way. To go that route the first thing you should do is draw up some plans yourself then take them to a local draftsman and get proper plans drawn up that you can take to the council, once they're approved you'll have a great deal more ease in getting accurate quotes from specific contractors. With an extension to the front of your place make sure you're not going to have any problems if it involves any change to your properties setback. Of course all of this is much easier said than done, and like I said earlier I don't know much at all so take everything I say with a grain of salt. The block is mildly sloping so some higher foundations will be required. The extension has a relatively easy roof tie in (existing hip) and im not sure of bathroom fittings etc but apparently they are of reasonably high standard (ie $47 per sq metre tiling purchase allowance) At this time we are not looking at doing it owner-builder but tis tempting! We looked at extending some years ago and we couldn't believe the difference in the prices we were quoted. The most expensive was more than double the cheapest.... A friend of mine did an extension a few years ago with Summit for a large master bedroom and WIR, ensuite and a huge living room and it cost them about $80k (construction only, no flooring coverings, etc.). Obviously it would be more now but it was definitely much bigger than 30sqm. As I said, more quotes! Good luck! We employed a builder and he basically organised everything for us. I think we paid him and his partner $30 an hour. We spent a bit over $50k. We put on a 2sq room to the back of the house and knocked out our kitchen and wall between the lounge and kitchen and basically re-modelled the whole kitchen living area. So for a 2sq extension, plus new kitchen, appliances, carpet throughout our 17sq house, floating timber floors in dining kitchen all for $50k. (and a new retaining wall in the back yard) Obviously by doing it owner builder and getting wholesale kitchen appliances we saved a lot of money but it does sound like you have been quoted a lot for the job you want done. I know some builders who don't have time for these "small jobs" will overquote so that they don't have to do the job, and if they do get the job they are laughing at the easy money they have made. W actually got a quote from a bigger builder for the same job which come in at $100k! Good luck and like the others have said, get some plans drawn up and have a few builders do some quotes for you.
