From memory I : 1. do a title search (online via citec online) 2. do a land tax search / clearance certificate (online via citec online) 3. do a council rates search (local council office) 4. get seller solicitor to prepare transfer document Form 1 and Form 24 (to be stamped at OSR prior to settlement, upon payment of transfer duty) - seller solicitor to hold documents 5. prepare settlement statement (according to proportion of council rates already paid by seller) 6. attend settlement and pay outstanding balance 7. lodge transfer documents at land registry office have I missed anything?
