As I'm building a second story (first floor), the builders say our house will be still liveable in as they will only be taking off the roof and putting up new frames etc and that it would only get dusty when they put in the stairs. Other friends say, move out as it'll be very dusty and unliveable. I'm under the impression that it will be noisey, a little dusty, however not too bad as our ground floor will be completely sealed off from the new floor (until the stairs go in). Whats the experiences of others who have gone through the exact same process. Is it all that bad? Its messy with building materials and rubbish skips and noisy with different trades climbing all over your home, but you get to see whats happening as it goes up. From my experience clients never moved out (accommodation expenses) but just went out for the best part of the day or got some ear plugs. Re: First Floor Extension: Is it still liveable? 4Feb 08, 2010 9:59 am Some things to check ... Will the builders need to reinforce the existing walls for the addition of the second level ? The builders may choose to add temporary supports to large spans of existing ceiling while they work above and move materials etc... before the main supports are in. Also, any removing of plasterboard to add support structures and additional cross-bracing will create mess/dust etc on the ground level. How long will the main roof be off for ? Even with off-site pre-fab of the second level, the builders could still need up to 4 weeks or so to get the frame and new roof trusses on before replacing the roof. If it rains during this period, you will get water damage - prepare for that. If they set up tarps over the exposed roof, they make a hell of a noise during any winds. You won;t be able to sleep - prepare for that. Based on my experience, you should prepare to move out for the period that the upper level is not water-tight at a minimum. It's a good time to plan a holiday or spending time with various relatives/friends - or try to land some house-sitting. Good luck.. Thank you.
