Browse Forums General Discussion 1 Jan 31, 2010 11:17 pm Just received a quote for $150,000 from a local builder to do the following: Renovate & extend kitchen (replace laundry) Build new laundry Build walk in robe to master bedroom Renovate ensuite & main bathroom This seems to be very expensive to me, especially as there isn't a large extension involved. I estimated the following: $30,000 for kitchen $20,000 for laundry $40,000 for bathrooms $20,000 for walk in robe Am I being unreasonable here ? Re: $150,000 quote for home reno & extensions seems excessive 2Feb 01, 2010 7:29 am Its hard to say for sure without seeing plans but it does seem high. Best thing to do is get another couple of quotes and make sure all your quotes are including the same things. Re: $150,000 quote for home reno & extensions seems excessive 3Feb 01, 2010 8:02 am It does seem a lot, but the cost of renovations can often be up to twice that of building new. You may find some builders will be cheaper than others too, worth getting several quotes and being very specific in what they are charging for each job. Re: $150,000 quote for home reno & extensions seems excessive 4Feb 01, 2010 9:23 am For that price I'd rather get get a new house built. Get more quotes and bargain them down, then go back to the original builder and tell them and see if they can beat it. I'm sure that $150,000 wouldn't be their final price. ---------------------------------------- Building the PD Lisbon 24 http://www.porterdavis.com.au/#homeviewer/lisbon/24 Blog of our progress. http://lisbon24.blogspot.com/ Homeone build thread https://forum.homeone.com.au/viewtopic.php?f=31&t=28665 Re: $150,000 quote for home reno & extensions seems excessive 5Feb 01, 2010 9:39 am Well, we got a quote to extend our place and it was much more than your quote - hence the decision to build on a new block. We wanted everything though, including upstairs but still it's a lot of money! Get some more quotes and ideas - but too be honest, that figure seems to be quote common! Good luck! My house and my rants.... - viewtopic.php?f=31&t=26937 We are in!!!...and still unpacking. Thankfully there are always Tim Tams Re: $150,000 quote for home reno & extensions seems excessive 6Feb 01, 2010 9:40 am It's almost impossible to comment, costs on kitchens and bathrooms can vary so much according to location of services and fitouts selected. $150k sounds around the mark to me. We are doing two bathrooms and a kitchen at $110k but there is no extension work or wardrobes involved for us. As others have said, get some alternative quotes to test it. Re: $150,000 quote for home reno & extensions seems excessive 7Feb 01, 2010 1:19 pm sounds right to me...anytime you add anything with plumbing its expensive.. Thats why for us it will be cheaper for us to build our new 5 bedroom home than extend to get more bedrooms/bathrooms. Re: $150,000 quote for home reno & extensions seems excessive 8Feb 01, 2010 3:29 pm We had similar quotes to add on 2 rooms to our house, no change to kitchen/laundry/bathroom. As a result we decided to sell and build again. I would definitely get a few more quotes, but in my experience it seems renovating/extending is a very costly exercise. Re: $150,000 quote for home reno & extensions seems excessive 9Feb 01, 2010 9:02 pm I am a builder and it is hard to comment unless you see the plans. Did you give the builder PC allowances or did he come up with his own? Is all the plumbing to be relocated.? Electrical work? Plasterboard? Painting? Flooring? Home owners insurance Roofer Carpenter Flooring It all starts to add up. Ask him for a trade break up. If he is fair dinkum then he will show you his trade break up. Best to get another quote, but remember compare apples for apples. How good is Simeon?! Always taking time to help others out! Wish we were building in NSW and could work together. Thanks for all that you do! 7 6515 That sucks! Hope it all works out. Good to move away from steel anyway for all your reasons, but it's also thermally poor. 16 17731 As is per usual for many of the past failed RWH regulations, it is probably traceable to a bureaucrat who's ego overrode the need to seek the appropriate expert… 1 286 |
