I've just started researching the extension that I'm wanting to do in a couple of years time and just wanted to see if anyone had any experience doing extensions with similar circumstances. I'm located in Kedron Brisbane, so am after advice from anyone who has built in the Brisbane city council area before. I've recently bought a 3 x 405m2 lot property than has a drainage easement going through it on one side. The easement takes out about 220m2 off the front left corner of the property. The council has said that the overwater flow from the creek effects most of the property. Their standard advice is that you cannot build in a waterway corridor but after talking to one of their surveyors they said that extensions can be granted provided a site survey from a civil engineer is done specifying the water inundation level. I would then have to build a min of 500mm above this level. The flood risk to the property is low considering that the creek bank is a good 2m above the water level, the water flow is very fast and the neighbours say it has never flooded (in 20yrs). Another concern that I have is that, if I can build above the inundation level, how far from the easement border do I have to be. The property line from where I am thinking of building is about 5m away, but it is about 1 - 1.5m to the easement border. I'm going to check this with council on Monday but just thought I'd see if anyone knew what their current policy is. So basically I'm just wanting advice from anyone who has experience with this sort of thing.
