Also if there are problems we dont pick up at our PCI and when we live there we find them can all of the things we find later be addressed at the 3mth inspection? Im worried we have to find everything at PCI or it is too late. We are building an Access with PD Re: PCI for the first timer 2Jan 29, 2010 6:35 pm When you do your walk through pay very close attention to things like bench tops, baths, shower trays, mirrors, glass, splash backs (if they're glass). There's often a section on the PCI paperwork you will be required to sign stating that these items are all OK. If then you find a scratch or blemish on them after move in the likely hood of you getting them replaced/fixed is pretty much zero. Check anything electrical works correctly. Appliances may or may not be fitted at this point in time. If they are and you can check them, do so. Make sure that every thing you've specified on your contract, including variations are exactly what you see on the PCI walk through. Other more minor issues can be picked up on the maintenance stage. Re: PCI for the first timer 4Jan 30, 2010 7:04 am Kateypink, As far as I know the builders all work the same way, as in you would get the PCI paperwork on the day. Your SS would have a triplicate book (or similar) with all you details in and an area for him to list stuff that you pick up when you walk through. Don't think you have to restrict yourself to the one page either if there's heaps that you find. Nows the time to find as much as you can. Even paint touch ups that have been done during the construction stage may stand out (specially if they're a different shade). Sorry, I'm not trying to make things worse for you but these things do happen, even if they are genuine mistakes.
