Once upon a time you could pretty much pay a builder to build a solid home and that's what you got.Now it seems you need a third party to virtually be on site and oversee the whole building process. Re: Independant Bulilding Inspections - are they worth it? 5Aug 05, 2007 2:42 pm Grime,
It is sad but even a trained eye can miss things... Re: Independant Bulilding Inspections - are they worth it? 7Aug 06, 2007 9:43 am Law18,
Can't help you there I am sorry! If you want to pay te flight costs you might be able to get Kevin to go up there?? I have my report this morning and have just finished reading it. It provides some very interesting insights.... This was money really well spent! Re: Independant Bulilding Inspections - are they worth it? 9Aug 06, 2007 12:29 pm Matt, did your builder not bring through an independent inspector themselves to check out the works?
My builder have just actually had an independent company go through the place to ensure that all is complient and correct.........I am waiting on the outcome of the inspection this week. Hi Sally, The builder has their own inspections done at each stage of the building process. The fact that they did not pick up these items goes to show why a "truly independant" building inspector is a good investment. I will engage Kevin's services again at the handover stage. Re: Independant Bulilding Inspections - are they worth it? 11Aug 06, 2007 9:17 pm Hi everyone,
I used to work for an inspection company, in the office, and some of the stuff we used to see come in was almost unbeliveable. So we are making sure to get the inspections done at every stage. In fairness there was a lot of good reports as well. But better safe than sorry I think when its so much money for a house anyway. I think that little extra cost to make sure that you get what you think you are getting is well worth it. we get our 1st report due in the next few days so will let you know what I think then...LOL tania Re: Independant Bulilding Inspections - are they worth it? 12Aug 06, 2007 9:43 pm tan37 I think that little extra cost to make sure that you get what you think you are getting is well worth it. That sums it up! Lets say you are spending $150,000.00 on your house and you get 2 inspections....It will cost you around $1,000.00. That is .06% of the total you are spending on getting your dream home built. Or say you are spending $250,000.00. That would cost around $1100 and is .04%. The consequences down the track of a house that is not built correctly would be much worse than the $$$ spent now. In my opinion, it is money well spent. Re: Independant Bulilding Inspections - are they worth it? 13Aug 06, 2007 10:04 pm Matt,
You'll have to check your maths $1,000 as a percentage of $150,000 is 0.7% But I agree, a building inspector is the way to go. Spend the meoney and do it right. we just used BCA Group (Qld) to do a final inspection on our home yesterday, phone 07 5580 6920 - they also have a website, http://bcagroupqld.com.au/ Got the report this morning - from my quick look through so far it seems to be quite a thorough job. It has a reasonable amount of backup information as to why items are considered defects rather than just listing the defects, ie quoting sections of the Building Code of Australia, Australian Standards and other guidelines. I wasn't worried about the rounding error which takes you from 0.066% to 0.07%, but the factor of ten error. $1,000 is 0.7%, not 0.07%, of $150,000. Once again, money well spent.
