Due to high interest for the next land release at The Ponds, "Alba 2" on Saturday 20th March 2010, a queue has formed at The Ponds Sales and Display Centre and a Priority Numbering System for reserving lots will be implemented. To be issued with a Priority Number, please attend the following session at The Ponds Sales and Display Centre on: When: Wednesday 17th March 2010 Time: 4pm - 7pm Where: The Ponds Sales and Display Centre, Riverbank Drive, The Ponds Click here (http://www.australand.com.au/ArticleDoc ... System.pdf) to download a copy of the "How to Buy at The Ponds Using the Priority Numbering System" for detailed information on how this system will be implemented. Please note: • The first number "1", will be issued to the first person who attends at The Ponds Sales and Display Centre and so on down the queue. If you are unable to attend the issuing of the priority numbers, you can provide written authority for another person to obtain the number on your behalf (you can do this by completing a form you obtain from The Ponds Sales & Display Centre or download the form from http://www.theponds.com.au which authorises your representative to act on your behalf). • It is important to realise that once you have obtained a priority number, your interest is restricted to purchasing one lot. You are not able to transfer ownership of a lot to someone else prior to settlement. Building companies are excluded from purchasing lots on the first day of sale. • To obtain a priority number, you must nominate the lot you wish to purchase. If you wish to nominate a different available lot prior to the day of sale, you will forfeit your original priority number and obtain a new priority number for the new lot. The original nominated lot will then not be available for nomination or reservation until commencement of the sale process on the day of sale. • A notice will be placed on The Ponds Sales and Display Centre door listing the names of the prospective purchasers and their nominated lots in priority number order so that you can check you position in the queue. Re: New land release this weekend @ The Ponds 22Mar 17, 2010 9:26 am That still seems a bit confusing Does it now mean that people will join a pre queue on Tuesday so they can get a good priority list number on Wednesday but then they dont have to come back till Saturday? And what about people who aren't sure which block they would like? If number 2 drops out can number 3 choose their block therefore forfeiting their own, before the Saturday ? Sounds very ummm complicated. I am thinking the traditional ballot where you turn up on Sat put your name in the barrell and see if you get drawn out would be a bit simpler. If anyone gets more info could you please post it for the ones that are still trying to get land? But yes we are totally biased that Waterlily 1E is the best because its so close to the school, future shops and parks but with the privacy of a cul de sac. We didnt want anything on a what would be a major through road or shortcut road. Preferable no street trees on the road, the roads are too narrow and the list goes on. We didnt want to be opposite a park either, as around our old area the houses near parks were buglarised more often with the bad guys hangin in the park to strike as soon as you left home. I know..... we were very particular about what we were willing to buy. Easy to get caught in the heat of the moment and pick up a block you are not happy with or will have trouble building on, so best to consider all the pros and cons beforehand. Re: New land release this weekend @ The Ponds 28Mar 17, 2010 11:05 pm Just saw the email - from what I gather (to help others decipher this system!) ... 1) Contact Sales as soon as you're interested in advertised land. This is to provide you with further info 2) If they decide they need to use the Priority Number system, then they contact you by email or sms by 1pm on the day of sale (which is usually a few days before the actual release, I assume). 3) Hot foot your butt over to sales to start lining between 4pm and 7pm on the day of sale if they are implementing the system 4) First come, first served - so '1' will be given to the first person who arrives, '2' to the next etc.. You are able to have someone else go for you but you have to complete a form to authorise them. 5) You are then placed in the queue for *1 lot* only. If you want to change the lot, then you are put in the (end of the) queue for that lot. This means there are queues/numbering systems for individual lots - not a queue for the whole release. 6) Sales will place a list of lots and prospective buyers on the door so you can check your position for your lot. (I think this not needed? I don't want my name on a door for all to see ... it's no one's business who I am? ) 7) Day of release, you need to be there by 10am and respond to your number. If you're not there, you lose your spot and the next one in line is called. Andy, I guess you have to speed read the sales info and just go with it the same day in order to get your number sorted.. I pretty much know what we are after, so I guess that might be ok for me - though not for others. I like this part of the pdf - "However, when there is high demand for some sites making it difficult to conduct a sale in an orderly and fair manner (as when people begin to queue or even camp out before the day of release)" .... lol. It will curb camping (the email will go out on the day of sale, not before?), but people will still line up as soon as the email goes out, I think. I like the idea of the ballot.. level the playing field. I think asking people to 'be first in line' is still an invitation for disorderly manners Oh well... at least they're trying something! ♥ hoping to build in 2011! Re: New land release this weekend @ The Ponds 29Mar 17, 2010 11:53 pm Further update: Thank you to everyone who took advantage of our new ‘Priority Numbering System’ today from 4.00pm to 7.00pm. So far 23 people have nominated the blocks they wish to buy this Saturday 20th March at 10.00am when we start selling the ‘Alba 2’ land. These people have nominated their block of land and will return to our office before 10.00am on Saturday to buy their nominated block – so no camping or waiting for my office to open before knowing whether there is a block available for you to buy. Out of the 39 blocks of land going on the market for sale this Saturday at 10.00am there are 16 blocks of land you are still able to come in and choose to obtain your Priority Number for. My sales office will be open on Thursday and Friday from 10.00am to 5.00pm if you would also like to choose a block to buy on Saturday. I will not be in the office on these days (I will be playing tennis on my weekend days off, so no access to my phone either). However my assistant, Hami Lowe, will be in the office & will be happy to help you on my behalf. Looking forward to seeing you on Saturday! Check the council website for DA subdivision approvals that should give you the developers name then you can try and track them down. The regular emails from Michelle always have blocks with pad mount transformers or rear easements listed in the previous releases. I've spoken with her before about buying one with a transformer, and she was happy to negotiate a "rebate" (ie cash back) rather than drop the list price. It made no difference to me, as that would have become a landscaping fund if we had pursued it further. Alas we decided not to sell and build again, so have embarked on a reno of our existing house. Still not sure if it was the right move, but we wanted to stay in the KRPS catchment area, and The Ponds is outside (their school is JPPS). But in all honesty. I prefer the alba due to it being higher up. You don't have to camp out as Landcom has introduced a priority numbering system (details in The Ponds website). For me, the best area is Alba (release 2).
