Browse Forums General Discussion 1 Jan 26, 2010 7:15 am I'm getting very close to final completion ... and I'm wondering what happens with small, but permanent errors? ... for example: because of the way the plumber put the back of the taps, the little ring around the base of the tap is missing from a couple of sets ... not major, taps still look fine ... but it isn't what I wanted, I bought those taps because I wanted them to look a certain way, plumber had full knowledge of taps etc before he started the rough in ... to re-do, I think, would involved taking off tiling, taking off plasterboard and re-doing entire walls!!! For a little tiny silver ring????? There are a couple more small errors ... do I just live with them? Doesn't sound like a big job to me.. and you will see it every time you use the tap... don't make excuses for him not to do it... ask him politely and let him tell you why he can or why he can't... At the end of my build the air cond company cut the wrong shape holes in the ceiling for the vents.....as well they were in the wrong place ... not impressed .... I got a plasterer to fill them in and had new ones done the way I wanted. We were finishing off the build ourselves at that stage, but I would still have insisted it be fixed. The rings are missing from some taps but not others, I presume. Why would they mix it up? To me, I would include all errors in the defects list; small, large, temporary or permanent. This way they know you want your house to be just right, not just close enough. Of course, after a while if there are only some minor cost items, I would just do them myself and declare the house complete ... and perfect. That is a simple thing to fix... for the plumber, turn the water off remove the tap body put on the flanges and replace the tap body. Probably 5 minutes each. Get them back I say. Re: What happens with small permanent errors? 6Jan 26, 2010 7:05 pm The plumber seemed to not allow for tiling and other space considerations when putting in the plumbing ... which meant the rings were removed (so ... the laundry seems OK, the shower not OK). I assumed that they had to move the entire T part forward ... will check again. Another small thing ... new door was supposed to be made to match the existing front door ... it is close ... very close ... but a slightly different cricket bat kind of finish (old door is probably 100 years old so hard to match) ... it is all painted up and done ... re-doing it for a fairly minor finish seems a bit ridiculous (doors are no where near each other, I'll probably be the only one who ever notices ... and can't say it seems worth making the builder totally re-do the door ... but it does annoy me a little bit!) Re: What happens with small permanent errors? 7Jan 29, 2010 1:26 pm Personally I feel if you specify something and want it how you said and paid for it it should be 100% and if your not happy they fix it or you dont pay. It seems to only ever work one way and thats in the builders favor where you have to compromise and they get away with stuff. We are not allowed to change anything or not pay in full so they should do their bit 100% also!! The concreter will take and reuse.
