Browse Forums General Discussion 1 Jan 22, 2010 12:05 pm I'm considering extending our two bedroom weatherboard house, and have a particular area in mind for where to extend. It makes logistical sense because at the moment that area is largely dead space (used as a car park/turning bay). You can see the area in the crude MSpaint image below.

This makes sense except for one major problem. The roof. Doing this would basically result in having to completely redo the roof (unless someone has an alternate suggestion?). After thinking about it a fair bit I came up with a possible alternative. It would be to have a gap between the two protrusions of approximately 1-1.5 metres. This would allow all of the existing roof to remain, with the addition of the protrusion. Here is a mock up of the potential roof line. The orange is tiles roof (the right hand side and the top section are existing) the left hand area is the new section. The black edges are gutters, the brown is a fireplace/chimney. Now this is where it gets unusual. The green section in between is a skillion roof that would connect to the end of the existing roof line and continue out to above where the new front door would be. The ceiling height in the place is 2.7 metres. So the skillion roof would be starting from that approximate height. The length of the run would determine the pitch of that part of the roof. To allow for as low a picth as possible this would have to be in colorbond. What I would like to know is whether that roof idea is feasible? I did not want to go with a box gutter as I have heard that they can have big problems. I would like to keep the existing floorplan as the house has been fully renovated (about 6 years ago) with cornicing, picture rails, skirting etc all redone/repaired. Re: Extension: Is this feasible? *NOVICE ALERT* 2Jan 23, 2010 7:49 am Sydneywest, It looks good to me and it looks practical too. You might find that speaking with a draughty or architect in your area may give you the answers you're looking for. That's regards to planning issues and wether or not the middle roof would be compliant. Good luck though. Dirk Re: Extension: Is this feasible? *now with 3D images* 3Jan 26, 2010 11:09 pm Thanks for the reply Dirk, next step is to get a draftsman to draw it up properly. Hopefully they'd also be able to advise on the feasibility. I took down some more measurements and mocked up the place with the extension in Google SketchUp. Gives a much better idea of what the finished place would look like. As yet we have not decided upon the final layout of that. The new master bedroom would be approx 5.5 metres long and 4.2 metres wide (23.1 sq m). The other new bedroom is 3.8m x 4.2m (15.96 sq m). For reference the existing main is 4.5m x 3.6m (16.2 sq m) and the existing second bedroom is 3.7m x 3.35m (12.395 sq m). This would leave the house with 4 quite large bedrooms, which brings me to a concern that I have. There would only be one living area in the place - that would have to consist of lounge and dining. This area is approx 6.7m x 5.2m (34.84 sq m). This certainly is not a great deal of space by today's standards for a four bedroom house. The bathroom and kitchen are quite decently sized. Any thoughts on the ratio of living space to bedrooms? The second new bedroom could also be used as a dining room, or a utility room. Currently there is only two of us living here and the current house is perfectly suitable for us. The extension is to allow for future family additions. Thanks. 9 24793 This is one of the reasons I decided to go overseas for my double glazed windows. As the builder indicated, he's worked on many upmarket builds, these were the most well… 13 19240 2 15465 |
