We're currently looking at buying a block with a SUPER small flat (as the only dwelling). Obviously there are many factors to consider. But as a general guide, what kind of costs are involved with these types of reno's? Is 250K realistic? I know new homes can be built for around this. The building is tiny. it's 3.5m x 9m. Is on a slab over approx 5mx9m, and is a brick stucture. What I'm dreaming of, is extending a little 3.5x3.5m room off one end to make it an L shape, and then add another floor. I don't really know where to start. With council? with a building co?... I'd hate to delve in and buy the place and discover it wasn't possible. I'd also hate to miss out. I recall it ended up costing about $2500 per square metre. On the other hand, our house cost less than $1000 per square metre. Have you thought about knock-down rebuild if the sums don't add up with the renovation? you could live in the original residence while you save some money for a year or two, then invest in a full house? Put it in *writing* and address it to the General Manager..ask for a reply in writing. Council will probably direct you to its DCP (development control plan) which will probably be on their website anyway (most Sydney councils publish these documents as downloadable PDF's on their sites), so you could look their to begin with to get an idea of what you can and can't do. I would also talk to a few people/companies about your plans. Try to find someone through personal recommendation. Failing that, if you are able to establish a rapport with a Council staff member they may tell you the names of some builders who do this type of thing (they will fall over themselves telling you they can't *recommend* anyone but if you say you are just after some names .. it might sway them). We looked at doing an extension/renovation before deciding to knockdown and rebuild. I have the name of a small company we have heard very good things about. Can we see some piccies? This is pretty much the crux of it. If my house wasn't heritage protected then it would be significantly cheaper to knock down and rebuild then to renovate. When we started looking at renovating I went in with an expected budget of $250k. It is now around the $400k mark.
