Howdy to the new people. Jomini, does your block have an easement on it? I'm pretty sure if it has an easement they can put basically whatever in there. We were originally building with PD so I was aware of their cost increase matrix dealio, so it was why we deliberately held off on starting the sales process with Henley. We just had Tender and should get the contract done before Christmas, but it will tie in with the land release pretty well. When we bought our block (Stage 3) we were originally told Aug 31st of this year, but we'd penciled it in for December and it looks like we'll be pretty close to the mark on that figure. I'd be incredibly surprised at the Stage 17 date though. I'd be surprised if it was ready next year period. There are a lot of numbers between 4 and 17 and stage 4 is a ways off yet! We bought our block the day that stage 4 went on sale I think. We were originally going to get one in 4, because the block we liked in 3 had an easement ,but the sale of our lot fell through and it came back on the market the day or two after so we took this one. Admittedly, only because it was a few thousand cheaper. At that point stage 3 and 4 were supposed to title a month apart. Glad we went in 3 now! It's next to the train tracks on the corner of Lakeside and Sommeville Drives. Yeah we're starting to get pretty excited about the build now. We put down a deposit a few months ago in Mandalay and are now looking for a builder. We've been looking at both Porter Davis and Simmonds, but nothing is set yet so who knows? We're in stage 14A. But really, I'd like a couple of similar houses costed up for a good comparrison. I guess my real issue with the whole thing is that once you move on from the sales person the whole dynamic changes and the lack of continuity. It would be great if the sales people could have a broader role and stay in the process the whole way through. Better go check out this facebook page. I've got high hopes for Mandalay. If it goes well I think it should be a lovely place to live. Re: Mandalay - Beveridge 79Feb 13, 2011 2:25 pm Hi Lastone, We were stung an extra $6k because of late settlement, but we had to lock in our house, as we made major changes & needed to make sure it would fit on our block. Luckily we did as most builders PD included will now only change to their approved options, so if we tried it now they wouldn't have done it for us. Finding this discussion online has made him nervous. We had PD agree to make changes to the plan we are looking at. I quite like it but it's about 1m too wide. If you pulled it in any further you wouldn't have the same plan anymore as you'd lose the meals area. So looked at Simmonds with a similar plan but not so sure on quality and reputation. Though they do seem to be building a lot of houses out there. Kinda thinking that might make site supervision easier and better? We need to find somewhere to rent come December this year. I was expecting a 6month lease thinking of a Nov start but is guess we'd need to look at 12months. Fun and games ahead |
