The price I was given was the same - however, my parents are building with the same builder at the same time and we have been comparing prices the whole way the they vary for no reason... Some prices were inflated quite a bit, apparently some of the inflated prices were typos and the rest were price increases from suppliers since the original quote was done. It's definately worth questioning everything. The salesman was very knowledgeable and thorough so if he didn't know the price of something he would contact head office. He did our sales quote himself which then transferred to the tender. Re: PRICE DIFFERENCE - Quote Vs Tender 7Nov 29, 2009 7:22 am We had this issue with the first builder we looked at .... - 'fixed' site costs went up by 4k - bearing in mind this is without a soil test... - cost of basic 'house' went up by 8k based on prices when they estimated they could actually start the house, never mind their 'guaranteed site start promise' - so they delayed it beyond when they had said they would/could all the way through, then penalised us for it.. - cost of facade went up by 5k... this was not necessarily their fault as our original got rejected by planning due to a siting issue with the previous facade- however all that would be required to fix was to resite the house... however without any communication with us, they opted to just change the facade completely (again giving us no choice in the matter). - cost of bifold doors went up by $800... above what the sales consultant had said they would 'do them for, for us'... actually volunteered to reduce it... so why then up it.. - cost of evap cooling went up by $400... because it's only ever an 'estimate'... 4 weeks later.. needless to say with all of this, and probably primarily many many massive technical issues in the contract / plans themselves, we opted not to sign.... we're now much older and wiser... We're now on our second builder and about to go to contract signing - and whilst we're crapping ourselves the same thing will happen with again, we've a little more faith due to the somewhat considerably more professional manner the second builder 'M' have conducted themselves thus far. We asked for a few upgrades or additions that were out of the ordinary, and the salesman only gave us estimates on those. The actual prices varied a bit, but some were more, some less, so it came out about the same. We weren't given a price for site costs, as the land hadn't been released and soil tests weren't able to be done for several months, but the sales guy gave us a rough price range, based on similar houses in our area - that ended up being out by about $2500, but that was because of an easement issue which he couldn't have been aware of at the time. The only other difference we had was the base price increasing by $1000, but that was due to a delay in the title being released, and we were made aware from the start of the impending price rise if construction didn't begin by a certain date. Given that we added amore than $60,000 in upgrades and additions to the base price, we weren't particularly concerned about the $3,500 extra. I decided not to sign with them, I was horrified with the way they chose to do business, especially when the Customer Service Rep decided to handle it the way she did. Cue tears in the contract signing meeting after she was pressuring me to sign the contract mistakes, invisible tree and all because if I didn't there was no way M would have another time to do a contract signing and I'd lose my FHBG. Carlisle on the other hand have been a breath of fresh air. Tender presentation was today, it was quick, easy and while I still need to go over it with a fine tooth comb - it's generally about what I expected it was going to be.
