I have had to cut nearly a metre out of the left hand side to get the garage to the 4.5m mark (r30 zoning) but everything else is looking good still. I wasn't aware that aussie were a divison of ventura, I wonder what the difference between them is? Paid my initial deposit for working plans and site survey, all the fun and games start from here on in I suppose. We are waiting on final plans and council approval then will be at scheduling stage. Ive seen that display home and really liked it - its a great plan! It's a customized house on a rear block. We are at the Site-Works stage of the build. You can follow our progress at http://newhouse.i-tecknik.com So far our experience with Ventura has been good. We haven't had too many issues. Lets keep our fingers crossed! Our layout is different in that the backyard is near the front and to the right hand side, whereas yours is at the back. We are building on a rear block though. Your floorplan looks good. Good idea to put doors on the wardrobes. We decided to go for 32c in the main living area. The other thing to consider if you have a larger car, wether to go with higher core in the garage. The bar in the Theater room is great!! If you have any questions, don't hesitate to ask! Kara Thanks Kara I am only just starting the initial stage, plus a house demolition that am currently organizing for the existing structure. The Ventura display homes are nice, if a little pricey, but you get what you pay for I suppose. I really liked the Rendesvous design and have incorporated elements of it into the modified Bella Vista one I'm going for. All the best with your build. Sounds like you got a good site supervisor, hope I'm as fortunate. Ventura have been really good so far, sort of convinced me that they may be worth paying a little extra to go with if they remain like this thru out the build I would like to go higher courses but the budget won't stretch any further. I did raise the garage to 28c and put a tbar in it to maximize the opening height, should fit most vehicles (as long as they aren't landcruisers with a high roof rack!). Its been hard to try and adapt single storey home designs from the project builders to fit onto a small block, more challenging than designing for a large block. I had a look at the design on the Ventura Website and you have made quite a few nice changes. Our house is a one off design. We pretty much designed it ourselves. We have learnt a few things through the process, the biggest one is that if we ever build another house that we design ourselves, we will get an architect to design it and then get quotes from various builders. You can run into copyright issues with plans, as they are actually the builders and not yours and it's harder to compare prices between builders. So far the experience with Ventura has been good. Except for a few delays here and there. We had Colin as our Sales manager, Melissa as our contracts manager until the start of the build (very good with getting back on emails) and now have Marco for as site supervisor until the slab gets pours. Marco has been very good and gave us his mobile number to contact him which has been great. You will probably get different people but hopefully we can help you along the way and tell you of our experiences! I thought that after 3 months I would have been ready to go to council and have approval to commence shortly after clearing the block...oh well... Considering going back to the drawing board and regards a builder, Great Living Homes have some cheapish 2 storey designs (amazing how much having a suspended slab can save $$$). I signed up in late Dec/early Jan and I still have no working drawings either. I asked when they have to be supplied by and was told the 90days is a couple of weeks off so we should have them then. The contract has come with the lovely little surprise of 20k worth of additional costs (mainly in provisional sums and a 5k increase in the slab cost). They have also deleted one of the items I was looking forward to, a BBQ rangehood in the alfresco (deleted due to BCA requiremnts apparently???). The overall build cost has now ballooned out to over 300k and thats ridiculous for a single storey house from a budget builder. Its not like I had it decked out to the nines either. Great living homes have a 2 storey design that starts at 330k (I know that I would have to add 40k to that for completion) and has 50% more internal living. Looks like I may have done my deposit, good thing it was only 2 grand to get to this stage and not more. I think Aussie Living Homes is the budget version, but as far as I knew Ventura wasn't considered a budget builder? Sounds quite pricey. We are building with Ventura. We picked one of their promotional homes and added space to it. We are really happy with the price we are paying. To give you an idea, our house is 274 square metres in size and we are paying approximately $200,000 - this includes stone bench tops in kitchen with waterfall edge, stone benchtops in bathrooms, raised ceiling to living/dining/kitchen/games open plan area, and other extras we added such as raised garage height etc. We spent approximately $15,000 at prestart, which included massive tile upgrades because of the ones we chose (our fault, we didnt want to pick anything else!), electrical, lots of extra cupboards, drawers etc. We are very happy with our value for money! They also threw in an upgrade to a higher tile spec, a gas boosted solar HWS (chromagen) and colourbond gutters/downpipes/fascia. The base price of this was nearly 249k, i then proceeded to spend another 18k doing things like adding the bar and laundry/bathroom option from the Rendesvous design. Making the garage bigger (and higher) and parapetting it cost nearly 10k by itself. Maybe I should just wait until the building industry runs out of steam to get a better deal........like thats going to happen in WA anytime soon....! Then doing all flooring etc ourselves, will which save heaps compared to going through any builder.
