Browse Forums General Discussion 1 Nov 26, 2009 6:41 pm Hi, we're renovating/refurbishing a small granny flat (currently open plan almost studio style one bed with an adjoined garage - we'll be turning it into a 2 bed with the garage housing the second bedroom, and a new laundry. The garage already has a ceiling and plasterboard walls, with an existing doorway into the rest of the flat). We're first time renovators. The existing bathroom and kitchen will be completely gutted; a doorway moved; a window moved; a wall demolished and a 2 new walls built; new laundry, new kitchen & bathroom installed with all plumbing, tiling, electricals; linen press built; WIR built; rubbish removed; ceilings etc patched, & house painted and cleaned inside and out before handover. We've just received a written quote from a licensed contractor who is recommended to us by, and has done a lot of work for, an interior design business my father works with - we've seen his work and it is very nice so I'm confident he'll do a nice job; but I was a bit shocked at the quote - $32, 700. (Honestly I don't know what I was expecting, but a five figure number is so much bigger when it's an actual quote.... ) A lot of work is included so I think its probably a good price, and I don't know if you can put a price on having the same contractor handle everything instead of us needing to run around and try to find plumbers etc, but being new to all this I just thought I might see what you guys thought? Does this seem pretty right? I hope I'm not breaking any rules by asking that - I'm not actually asking for a quote or anything - just if you've had experience, do you think this is reasonable? I would think the way to know ballpark for what you want done is to get at least 2 more quotes from similar standard companies ie same finish etc. Good luck and welcome to the money pit that is building and renovating .... Where abouts are you located? We may be even interested by your builder. Caz No. It's not original. Circa early to mid 90s would be my guess and maybe even as late as early 2000s 1 6631 Seems good to me.
