Browse Forums General Discussion 1 Nov 14, 2009 12:46 am As the topic suggests we are building the Kingsford 29E (with a few changes) with Freshwater Homes via National Builders Group. We are building in the Macedon Ranges and have just received preliminary drawings (2 weeks late). We have had our contracts for a month now. The contracts seem to be the standard HIA building contracts. Just wondered whether we should seek independent legal advice or are these contracts the stock standard and ok to sign? Drawings looked great, very happy with the design, now just waiting on the official ok from the bank on finance and it is all systems go. Re: Building with Freshwater Homes via National Builders Group 2Nov 14, 2009 7:01 am Hi I just got a house built by Hermitage Homes, worst builder in Australia, it took 2years to complete the house. We can not change much in standard HIA contract but consider below two: (a) Agreed damages for delays: standard is $250 per week. Try to include more money to cover your expenses like rent, mortgage, etc. (b) Also, we forced builder to include the following statement: "The Owners have asked that it be noted in this contract that they will be engaging the services of <name of building inspector> to do quality control inspections periodically during construction. <Name of builder> agree to allow such inspections while the slab is being poured and at the completion of each progress payment stage". I hired a independent building inspector to check the house at each stages, cost me $500 for each visit. I built with them in 2021 and till date maintenance issues are pending.
