Browse Forums General Discussion 1 Nov 12, 2009 5:56 pm Hi guys, Im still in the process of house hunting and have come accross a house that has taken my eye. Beware it is a bit rough and needs alot of work. Here is the link: http://www.realestate.com.au/cgi-bin/rs ... 1258010977 My question is for anyone in the know, would i be able to remove the two open fire places to open the rooms up? If i do purchase this oldie my first call of business will be to pull the verandah straight down! The reason i like this is because of its location, the potential for a nice entertainment area and i think if i am able to remove open fire places, built in wardrobes etc it should come up alright. Any comments or feedback welcome, thanks. Re: Advice needed, a work in progress! 2Nov 12, 2009 7:48 pm Cant help with the fireplaces. But would love to get my hands on it. So much potential. New kitchen. Rip up carpets. Bet there are floor boards underneath. Paint. Inside would look awesome. Do you really want to rip down front verandah. Its gorgeous. Just be careful renovating because there will be asbetos and also maybe getting wiring inspection. Caz Re: Advice needed, a work in progress! 3Nov 12, 2009 8:08 pm Thanks for the reply, yes the carpet is def going and a new kitchen is a priority! I like the look the brick floor gives the kitchen. I just think removing the verandah will open the front up a bit. If i purchase I plan to render the house in the long-term. The cost of having all asbestos removed is a worry to me though. I will be sure to get quotes on getting all asbestos removed and having the house replastered before i commit the purchase. Re: Advice needed, a work in progress! 4Nov 12, 2009 10:04 pm Must admit, I like the veranda too (and the rambling bouganvilla?). Gives a cottage garden feeling to the house. The pink handbasin is a classic. Don't know about removing the fireplaces, possibly would depend if they are supporting anything structually, then some roofing may need replacing if the chimneys are removed. Nice house with lots of potential. Re: Advice needed, a work in progress! 5Nov 12, 2009 11:18 pm Are you planning to completely modernise the basic shell of the house? I prefer modern houses but my first impression was that's a charming old house and it would be great to emphasise those features. I guess it also depends on how structurally sound the verandah is, it might not be very feasible to keep it. But if you get rid of it then it looks like that's going to be a very tall wall with a very low small window which will look unbalanced unless you do something else to the front. Also is that the electricity meter next to the front door? It is not as conspicuous with the verandah over it, and it looks appropriate for the era, but if you take the verandah away it will look really obvious. I have no idea but, presuming you will need heating in the house, could the fireplace be used for a gas log fire with the flue up the existing chimney? Re: Advice needed, a work in progress! 6Nov 13, 2009 8:00 am I am yet to inspect but i will be getting a builders advice on firstly asbestos then the removal of the open fire places. The verandah is very unstable and would need more work than its worth so i would probably just remove it if i purchase. I never though of the unbalance with the windows however the front of the house is something that i intend to pay alot of attention too. I do plan to modernise the shell of the house and Kazza when i renovate the bathroom the pink hand basin is yours if you want it! Im glad that you guys agree to the house having potential as its in a nice location. If the bank says yes and the builder says yes (re: asbestos removal throughout and removal of open fire places) then i will be sure to make the purchase knowing there is lots to be done! Are there any renovation ideas that you gys have for me? The combination of the bathroom/laundy/shower is no concern to me but my partner may not be exactly for the idea! Don't be too quick to "give away" that handbasin if it is cast iron. There are a few listed on Ebay at quite a good price. Sadly, there are also those that failed to sell for $1. On a positive note if you decide to go from modern back to Retro?; you could pick up the matching bath for 99c. Yes, it failed to sell also. I would love a trip to Victoria but think the "excess luggage" would be a tad costly for the return trip. I posted the floorplan on Houzz.com forum and got some really good ideas and advice from people there. Then we reached out to a couple of renovation companies and one… 5 10083 8 6119 5 6803 |
