Browse Forums General Discussion 1 Nov 02, 2009 5:03 pm So long story short hubby and I are looking at buying a block of land. The estate is quite developed and only has 20 blocks remaining (that are currently not released yet - however these blocks are quite exe). Land has become available - a couple wish to upgrade to a more exclusive estate. It is 714 sqm, we have been to have a look and it is perfect! We have no idea what questions we need to ask about land though? Frontage, council rates, building restrictions, choice of builder, building time limit, but what else should we ask?? Thanks in advance for your help!!! Re: Pls help!!! What questions to ask on a block of land? 2Nov 02, 2009 5:13 pm What are the estate covenants (can and can't do's) for house and garden are there any easements has a soil test been done, if so request a copy. If not make it subject to the soil test results in case the block is crap and the site fees are going ot be really high for building 'A bottle of wine contains more philosophy than all the books in the world.' What questions to ask on a block of land? 3Nov 02, 2009 6:25 pm Definitely ask to see a Section 32 or a Vendor's Statement (same thing). It will have the rates, copy of title, covenants, restrictions etc. Also, I agree with lisanne, very important to see a soil test so make your offer subject to a soil test if there is none available. Just for your own piece of mind, go down to the block at different times of the day too to see what the neighbours are like - you don't want to buy it and find out there are noisy neighbours or worse! Re: Pls help!!! What questions to ask on a block of land? 6Nov 03, 2009 8:14 pm Make sure to look out for the 100 year flood level thing. It can cost you heaps to build to met the restriction or like someone else on here simply cannot build to meet conflicting restriction! Ardo That is so funny!
